Foundation cracks can seem scary and expensive. But not every crack means there’s a major structural problem.

So why do we call them out in an inspection report?

Because the type, size, location, and pattern of a crack can tell us a lot about what may be happening and what may be worth keeping an eye on. Some are related to normal concrete shrinkage, while others may be associated with movement, drainage, or moisture concerns.

Our job isn’t to make every crack sound scary. It’s to document what we see, explain why it matters, and help you understand when monitoring or further evaluation may be appropriate.

That’s what a good inspection report should do: give you context, not cause unnecessary concern.
