🏡 MORE LISTINGS, MORE WITHDRAWALS… WHAT’S HAPPENING IN THE TRI CITIES?

It’s Monday, so let’s look at the numbers! For September 14 through 21, we tracked 107 new listings across the Tri Cities area. Of those, 10 are already under contract and 22 have been withdrawn. This week also included one new model home listing. 📊

The average asking price came in at $485,849, with a median of $434,900. Both are lower than last week, but that does NOT mean your home suddenly lost value. The properties being listed change every week, and last week’s nearly $4.8 million listing had a big influence on the average.

This is exactly why I like breaking these numbers down instead of just throwing a headline out there. Buyers are still making offers, sellers are still listing homes, and what makes sense for you depends on your price range, your competition and your goals.

I understand wanting a lower payment. Everything costs more right now, and a couple hundred dollars a month can make a real difference for your family. But the interest rate is only one piece of the decision.

What happens if rates come down but the price of the home goes up? What if more buyers start shopping for the same homes? And does a Fed rate cut even mean your mortgage rate automatically drops? 🤔

As things continue to get more expensive and the economy gets harder, I think this is something we all need to remember.

Love is in the house, not the size of it. ❤️❤️

We spend so much time comparing what we have to what everyone else has. A bigger house, a nicer car or more stuff does not automatically create a happier life.

At the end of the day, a home is really about the people inside it. It is where your kids grow up, where memories are made and where you should be able to feel safe and loved.

Sometimes we just need to slow down and appreciate what we already have. ❤️🏡
