👔Most people don't realize Father's Day started right here in Washington.

In 1910, a woman named Sonora Smart Dodd of Spokane wanted to honor her father, a Civil War veteran who raised six children as a single parent after the death of his wife. Inspired by the newly established Mother's Day, she believed fathers deserved recognition too. Her efforts led to the first Father's Day celebration in Spokane, Washington, planting the seed for the national holiday we celebrate today.

As the daughter of a veteran myself, that story hits a little differently.

Father's Day has never been just another date on the calendar. At its core, it's about recognizing the dads who show up, sacrifice, lead, and quietly shape the lives of the people around them.

That's why some of the most meaningful Father's Day celebrations aren't the big gifts or elaborate plans. They're the simple moments.

🎣 An early morning fishing trip.
🥾 A hike on a local trail.
🔥 A backyard BBQ.
🚗 A family road trip.
❤️ Time spent together creating memories.

One of the things I love most about living in Washington and serving families throughout the Tri-Cities is how easy it is to build traditions around the people who matter most. Whether you're celebrating in Kennewick, Richland, Pasco, West Richland, or anywhere in our community, Father's Day is a reminder to slow down and appreciate the men who helped shape our stories.

And because my father's military service played such a meaningful role in my life, supporting veterans remains close to my heart.

Through our Community Champions Program at Hart2Homes & The Hive, we're proud to offer special benefits for veterans, active-duty military members, and military families buying or selling a home in Washington or Oregon. It's our small way of saying thank you to those who have served our country and our communities.🐝

This Father's Day, whether you're planning a big celebration or simply spending quality time together, remember that the best traditions often start with something simple—just like Father's Day itself did right here in Washington.

💾 Save this for Father's Day inspiration or share it with someone who loves Washington history.

Trying to price your home while builders nearby are offering extras?

Buyers compare the full package, not just the list price. Credits, lower payments, included upgrades, and move-in timing all shape what feels like value.

We watch this closely across Tri-Cities, where resale homes and new homes often compete neighborhood by neighborhood.

If you want help pricing your home against what buyers are seeing right now, send me a message.

Looking for a last-minute way to celebrate veteran dads in the Tri-Cities? Here’s how to find same-day events fast. 🎉

The regional events calendar is the most reliable tool for uncovering Father’s Day activities around Kennewick, Pasco, and Richland. With no official veteran-centered gatherings confirmed this year, the calendar gives you real-time updates on any local tributes or pop-up events you might otherwise miss. Most community hosts use this platform to post their activities, so it’s the first place I check when plans need to come together quickly, or when you want something meaningful and close by. 🗓️

To make the most of the day, filter by today’s date and search using veteran or Father’s Day keywords. If you spot anything interesting, check city or organizer pages for extra details or registration steps. This approach saves time and ensures you won’t spend hours tracking down events that aren’t actually happening. With busy schedules and last-minute plans being the norm for many families here, having one go-to source is a game-changer. 💡

💾 Save this guide so you can find up-to-date Tri-Cities events whenever you need a timely way to honor someone special.

🏡 In today's market, buyers aren't just buying a house.

They're buying into a builder.

And here in the Tri-Cities, people notice the difference between a builder who's simply building homes and a builder who's helping build the community. 🐝

When buyers are looking at new construction homes in Kennewick, Pasco, Richland, and West Richland, they're paying attention to more than floor plans, countertops, and paint colors.

They want to know:

✨ Will this builder stand behind their product?
✨ Do they care about the people moving in?
✨ Are they invested in the neighborhood they're creating?

Because anyone can build a house.

Not everyone can build trust.

The builders who consistently stand out are the ones showing up at community events, supporting local causes, partnering with local businesses, listening to homeowner feedback, and staying engaged long after the sold sign goes up.

That's what creates confidence.

And confidence sells homes.

As someone who tours new construction communities across the Tri-Cities every week, I can tell you buyers absolutely notice when a builder is invested in more than just the transaction.

The best neighborhoods aren't built with lumber and concrete alone.

They're built through relationships. 🤝🏡

💬 When buying a new construction home, what's most important to you?

Quality?
Communication?
Reputation?
Community involvement?

Dreaming of a house with a pool in Kennewick, Richland, Pasco, or West Richland? 🏊‍♀️🐝

Before you add "pool" to your must-have list, let's talk about what pool ownership in the Tri-Cities is really like.

On one hand, there's nothing quite like stepping into your own backyard on a 100° summer day, cooling off with the kids, hosting BBQs, or floating your stress away after a long day. In Washington's Tri-Cities, a private pool can turn your backyard into your favorite room of the house.

On the other hand... pools aren't magic. They're maintenance, cleaning, chemicals, safety precautions, higher utility bills, and occasional repairs. 💸

That's why I always tell buyers that a pool is a lifestyle decision—not necessarily an investment decision.

If you're the type who will spend every summer weekend swimming, entertaining, and enjoying your outdoor space, a pool could be worth every penny. If not, you may be happier with a community pool, hot tub, or a backyard designed for low maintenance.

When buying a home in Kennewick WA, Richland WA, Pasco WA, or anywhere in the Tri-Cities real estate market, think about how you'll actually use the space—not just how good it looks in the listing photos.

So tell me... 👇

🏊 Team Pool
or
🌱 Team Low-Maintenance Backyard?

Builder credits can look like the clear winner. But are they actually the better deal?

The smart comparison is the full picture: same price, same down payment, cash to close, and the payment after any buydown ends.

Amanda helps Tri-Cities buyers sort through builder incentives, outside financing, and the real monthly cost before they commit.

👔 Dads are funny.

They'll tell you they don't want anything for Father's Day...

Then spend the whole day showing off the gift you got them. 😂

With Father's Day landing on June 21 this year, there's no rule that says you have to wait until Sunday to celebrate.

Some of the best Father's Day memories happen in the days leading up to it:

🎣 An early morning fishing trip
🥩 A backyard BBQ
🥾 Exploring a local Tri-Cities trail
🍺 Grabbing dinner at Dad's favorite spot
🏡 Simply spending time together without rushing from one event to the next

One of my favorite things about living in the Tri-Cities is how easy it is to create meaningful moments without needing an elaborate plan. Whether you're in Kennewick, Richland, Pasco, or West Richland, there are plenty of ways to celebrate the dads, grandpas, bonus dads, and father figures who show up for us every day.

Because at the end of the day, most dads don't remember the gift.

They remember the time.

💛

What's your favorite Father's Day tradition?

Thinking about buying a home with an HOA in the Tri-Cities? 🏡🐝

One of the biggest misconceptions I hear as a REALTOR® in Kennewick, WA is that all HOAs are the same. They're not.

Some HOA communities offer amenities like pools, parks, walking trails, fitness centers, and clubhouses. Others may include services like landscaping or exterior maintenance. And many simply exist to help maintain neighborhood standards and protect property values.

The reality is that HOA rules are often designed to preserve the appearance and integrity of a community. Things like property maintenance requirements, parking regulations, and architectural guidelines can help keep a neighborhood looking its best and support long-term home values.

Because let's be honest... if you've worked hard to build equity in your home, the last thing you want is a neighboring property dragging down curb appeal with waist-high weeds and a bright pink paint job that belongs in a cartoon. 😅

That said, HOA living isn't for everyone. Some homebuyers love the added structure and neighborhood consistency. Others prefer complete freedom over how they use and maintain their property. Neither is wrong—it's all about finding the right fit for your lifestyle.

If you're buying a home in Kennewick, Richland, Pasco, West Richland, Benton City, or anywhere in the Tri-Cities real estate market, make sure you review the HOA documents before making an offer. Understanding the rules, fees, restrictions, and benefits upfront can help you avoid surprises later.

Are you Team HOA or Team No HOA? Tell me why in the comments. 👇

If you're considering buying or selling a home in Washington State or Oregon, I'd be happy to help you navigate your options.

Long summer days and high sun angles can completely change how different regions feel, and what you can do with your time. ☀️

When daylight stretches well into the evening, it opens up space for everything from impromptu backyard gatherings to full days spent hiking, paddling, or just enjoying local parks. The warmer, more stable weather in areas like the Tri-Cities turns simple activities, outdoor dining, evening walks, or exploring farmers markets, into daily highlights. At the same time, those sun angles can bring intense heat in the interior or create refreshing breezes and morning fog along nearby coasts, making every region’s summer experience distinct.

These weather patterns shape not only how people relax and play, but also how investors think about property use and seasonal opportunities. Some locations thrive with rentals geared toward travelers who love outdoor festivals or water sports, while others become hotspots for family stays or relaxed urban escapes. Tuning in to how the sun changes the rhythm of life in a place can reveal where lifestyle and investment potential overlap.

How does the summer light where you live affect your day-to-day, or how you see value in local real estate? Share your thoughts below.
