Many buyers assume it's an additional fee, but it's actually a deposit made after an offer is accepted to demonstrate a buyer's commitment to the purchase.

Another important detail: earnest money doesn't automatically disappear if something changes. Your contract contains specific timelines and protections that help determine how those funds are handled throughout the transaction.

In most cases, earnest money is ultimately credited toward the purchase of the home at closing.

Everyone wants to know the best time to buy.

The reality is that the answer is rarely as simple as interest rates, inventory levels, or market headlines.

Every market comes with tradeoffs. The conditions buyers hope for most often attract more buyers back into the market, creating more competition.

That's why I encourage buyers to spend less time trying to predict the market and more time understanding their goals, finances, and options.

One of the biggest misconceptions sellers have is assuming high online views automatically mean strong buyer demand.

Buyer attention and buyer conviction are not the same thing.

Sometimes a listing gets massive traffic because the pricing feels shocking, the photos grab attention, or buyers are simply curious. And sometimes, the home is attracting attention for the wrong reasons entirely.

The metric that matters most is not how many people clicked on the listing.

It’s what qualified buyers do after they click.

Do they schedule a showing, stay emotionally engaged during the tour, come back for a second look, or feel urgency when another buyer shows interest?

A lot of attention can look impressive online.

But serious buyers behave very differently than casual browsers.
