Mortgage rates dipped slightly this week, now sitting at 6.81%, down from 6.84% last week. Not exactly a fire sale, but hey, we’ll take any win we can get, right?

Nationwide, the median list price is holding steady at $440,000, which might make you think buyers are catching a break. But before you go daydreaming about that dream home with the wraparound porch, let’s talk inventory, because this is where things get interesting.

👉 The number of homes for sale is up 28.1% year over year, marking 84 weeks straight of increased supply. That’s not a blip, that’s a trend. Translation? More options, less bidding war stress.

Meanwhile, homes are hanging out on the market for about 51 days before getting scooped up, 6 days longer than this time last year.

That’s enough time to tour, think it over, panic slightly, then tour again. (Ask me how I know.)
