Tri Cities market check.

Sales jumped from 62 to 75 this week, average price pushed over $532K, and days on market stayed steady at about 52.

That tells me one thing pretty clearly.

Buyers are still out there, but they are not just throwing money around. They are moving when the numbers make sense.

For sellers, demand is still alive, but pricing has to be sharp. For buyers, there are 812 active listings, which means options are on the table.

This market is not dead.

It is sorting out who is serious.

Tri Cities market check: things cooled off this week, but the sky is not falling.

Sales dipped, days on market climbed, and average prices softened a bit. That usually means buyers are taking a breath, looking harder, and not jumping at everything that hits the market.

For sellers, this is where pricing matters. Not “my neighbor said” pricing. Not “I saw one online” pricing. Real pricing. Smart pricing. Market backed pricing.

For buyers, there may be a little more room to think, negotiate, and move with strategy instead of panic.

The market is shifting, not sleeping. Know the numbers before you make your move.
