Puget Sound MLS January 2023 Recap... Yes, everyone knows the real estate market has seen a decline since Jan 2022, but I still remain optimistic. Keep in mind Seattle is a major economic hub throughout the world with Amazon, Microsoft, Starbucks, Boeing, etc.... "HOMEOWNERS ARE STILL SELLING AND BUYERS ARE STILL LOOKING"...Also, a recent article published 2 days ago on the MLS reads:

MONTHLY MARKET UPDATE
Northwest MLS brokers encouraged by DECLINING MORTGAGE RATES with some saying pent-up demand is triggering multiple offers. PENDING SALES around Washington state reached the highest level since October and SURGED NEARLY 44% from December, according to the January report from Northwest Multiple Listing Service. Last month’s 5,776 mutually accepted offers were down about 9% from a year ago, but brokers seemed encouraged by the “favorable spike.” Prices [..]

September 2022 MLS numbers are in....Yes, prices may have come down slightly since June due to the interest rate hikes, but still the numbers appear to be higher than September of 2021. MLS August Numbers are in....***Data shows that Housing Market is strong, but market is gradually working into a more Normalized State*** In June there was a slight downturn in buyer activity due to increased interest rates, but in August and now early September it appears there are been a rebound. End of the summer combined with Fed promising to raise interest rates in the future has led to more buyer interest. June 2022 stats are in and despite the interest rate increase, Real Estate Market still showing healthy signs.

Good news is median homes prices still increased over 10% since June of 2021, but inventory is increasing thus giving buyers more options. Yes, the market has cooled slightly because of the rise in interest rates over the past couple of months, but still it is a healthy SELLER'S MARKET..
