Can your agent market your Washington home only to their private buyer network?

Generally, no. Since June 11, 2026, brokers marketing a home to a limited group must also market it at the same time to the public and all other brokers. A narrow health or safety exception applies.

But public marketing doesn’t mean you have to hold an open house or let people inside without an appointment.

Before listing, ask your agent: “Who will see that my home is available, and when?”
