Washington State housing has an amazing program through the state called: *Wa State Home Advantage.
They cover the down payment loan portion for you up front and sometimes a small portion of your closing costs.

HOW DOES IT WORK?
☆Down payment assistance is available with a second mortgage. The state lends you the money in second mortgage form at 0% interest to help you with your down payment.
The first mortgage can be FHA, VA, or a Conventional mortgage!
Requirements:
◇ 620 or higher
◇ $215k household income cap
◇ Must be primary home
☆ Non-owner occupied Co-signers now allowed!

☆The conventional mortgage offers reduced mortgage insurance premiums which makes this a very attractive option for home buyers shy on down payment who have been considering FHA.

The down payment portion to buy the home (second mortgage) has a maximum loan amount of 4% of the first mortgage loan amount ( to cover the minimum down payment requirement) and the payment is deferred for 30 years (or until the property is no longer owner occupied) at 0% interest, 0% APR.
➡️ Should the homeowner convert the property to an investment/rental or sell the home, then the second mortgage will be called due.

➡️The down payment second mortgage loan portion is paid back to the state when you refinance or sell your home.

If you're interested, I can send you a link to take the course online to get certified. Its $50 on the Washington State Housing website. Once you complete the course which takes 1-2 hours on your own time online, they give you a certificate that is good for a year.

I'm all about supporting local- and for me, this coffee stand not only stands out for their amazing coffee, unique ideas /fun drink presentations, and most importantly, the best smiles when you roll up to the window! Their baristas are super bubbly, inviting and friendly. I also love that this coffee shop's effort stands out above the other coffee stands in our local small community, showing how much they care during local sports events, with their mobile coffee station setup, personable delivery options to local schools, or wherever you need them to go- For me, I love to support my favorite local dentist office Tenino Family Dental , office and their amazing hard workers, which is where this delivery is going to!
