Hey Facebook Fam! I've got a rental in Tacoma that is currently being renovated and I'm looking to get a tenant starting July 1st!

4 Bed, 2 Bath, 1600 square feet, completely renovated. Picture attached is a 3D model of what we are making it into.

Rent is $2,400 and tenant pays utilities. Prospects will need to pass a background check. If you know anyone looking please let me know and get me connected with them to go over details!

"Freddie Mac’s 30-year fixed-rate mortgage average barely shifted week-over-week, falling just 0.04% to 6.35%, but the encouraging part is exactly what Freddie’s analysts noted in their report. They said, “This week’s decrease continues a recent sideways trend in mortgage rates, which is a welcome departure from the record increases of last year. While inflation remains elevated, its rate of growth has moderated and is expected to decelerate over the remainder of 2023. This should bode well for the trajectory of mortgage rates over the long-term.”

Figuring out what a home should sell for in the current market is one of the most critical skills a real estate agent can have to support both their buyers and sellers.

Here’s a quick graphic showing a little bit about what we take into account when looking at comparable homes in the area.

“This house has been remodeled and is in great shape. It's currently listed at $499K and has been sitting on the market for 19 days. With the rising interest rates and increased inventory, the market is currently in a decline. I think they priced it well for what the market condition was just a few months ago.

I believe this house would sell for around $470,000 today based on the comparables and the current market condition. Just a few months ago, this price point would have inspired a bidding war and likely would end up selling for a few 10s of thousands over the list price.”
