If you own vacant land PLEASE READ!

Land scams in Litchfield County and all across the Country have been happening for several years, but they are surging right now.
Scammers are impersonating sellers who want to list land for sale, mostly valued under $100,000. They claim they are the owner and use the owner’s real name, but are “out of town” or unable to meet at the land in person.
These are savvy scammers, who create fake email addresses that appear that they belong to the actual owners. In a few cases in New England, they have succeeded in going through the closing / deed transfer process using remote signatures (and when pressed, have pretty good fake IDs.) – making this a true nightmare for both the real owner to try to restore their ownership and the buyer who lost their money.
In many cases, the neighbors have assisted the REALTORS in locating the actual owners so that this can be caught quickly by reaching out directly to contact information provided from a third party.
If you think you may be the victim of this type of scam, contact one or all of the following:
• The police department in the town or city in which the property is located.
• the State Police Barracks for your town.
• the FBI Internet Crime Complaint Center https://www.ic3.gov/ File a Complaint
Check with your local Town Clerk to see if there is a Fraud Alert Notification system available for the town where said land is located. This sends a message whenever a new document is filed with Land Records.
Check with your local Town Clerk’s Office to see if there is a Fraud Alert Notification system in place. If a new Document is filed with the Town, it sends out an alert to you.

As a Realtor, I get about 2-3 of these calls each week. Multiply that by the hundreds of local Raltors & by the hundreds of thousands nationwide & it is absolutely terrifying!
