🏡 713 New Listings hit the market — a clear sign that inventory is growing.
💰 449 Price Reductions — sellers are adjusting to meet the market.
🔒 385 Homes Went Pending — serious buyers are still out there and moving fast, some being able to negotiate great deals!
❌ 98 Canceled Listings — some sellers may be stepping back due to shifting conditions.

👉 What this tells us:
We’re in a market where pricing matters. Homes that are well-priced and well-presented are still selling — but sellers can’t afford to overreach. If you’re thinking about buying or selling, strategy is everything right now.

🎊 Congratulations to our friends on officially becoming homeowners!🎊
It’s been a long time coming, but they’ve found a home they absolutely love, and I couldn’t be happier for them. Having shared many classes together in middle school, it’s heartwarming to see her achieve this goal of buying her first home, and such a beautiful one too.
I’m excited for them as they begin this new chapter in their new home together!

Clients are putting their trust in us to help them with the biggest financial purchase one makes in a life time. My buyer was willing to pay a lot more than what we ended up going pending at, just because he loved the home so much.

Just by having a good relationship with the listing agent and finding common grounds. (We talked and bonded about being first time parents) which lead them wanting to work with us, and choosing us over another offer.
I then had my buyer revise our offer last minute before the review deadline just because I knew they would take it at a certain price instead of original planned offer.

Sure a few thousands saved may not seem like much to some, but we were able to help our clients save that. I know so many agents would’ve just sent that initial higher offer - because it’s less work and got a sale just so they can get paid, but not us.

🎉 Everything happens for a reason! I know it sounds so cliche, but this scenario is a key example of that. 🎉
As some of you may know - the real estate market has been heating up. We’re seeing review dates, multiple offers again, and waived contingencies.
On the review date, the seller ended going with another offer, and I had to share the unfortunate news with my buyers.
A few days later that same agent calls me and tells me the winning buyer is getting cold feet and backing out.
My clients loved this home and still wanted it.
We were able to negotiate an even better price than they had originally offered + keeping our inspection contingency.

1st-month, last month, and security deposit all due at lease signing. $3200 x 3 = $9600
No pets are allowed.
No smoking allowed inside the home.
Minimum income at least 3x Rent.

🤩 Congratulations to our buyers for securing this home under the asking price and even having the seller pay the maximum amount allowed for closing costs.
They kept all contingencies, negotiated again, and managed to address issues after the home inspection. The property just appraised for more than our mutually agreed-upon price as well! 📈
Just two more weeks, and they get the keys!

It wasn't an easy year. Just like everyone else, we all have our ups and downs. This is me being transparent with you. Honestly, I didn't think I would be part of the top 20% in today's real estate market, which is always changing. At the beginning of the year, everyone kept saying, 'the market's going to crash, no one's going to buy or sell homes at these interest rates.' Yet, we kept chugging along.

🙌🏼 Congratulations to our buyer on getting their offer accepted! (beat out another offer for it) Our buyer was tired of moving around, going from rental to rental. Trying to find something affordable yet in a good area.
This felt the most like home to them.
As we count down the days until they get keys, they now get a place to call home! 🏡
