🎉Welcome Back to Reality🎉

That’s what my middle school principal used to say after summer break — and it feels just as true right now.

I just got back from a family trip to Coronado. The goal? “Engineered family connection.” My daughter called it forced family connection, but let’s not split hairs. 😅 Darcy and I both stepped away from work, screens went down, and the focus was just… us.

And while the time together was incredible, the Airbnb experience? Not so much.

Imagine showing up to a “beach house” and finding:

✅Cupboards stuffed with personal clutter

✅Four spoons, four knives, zero forks

✅Stained sheets and no soap

✅And a house that smelled like Raid… because it was infested with ants, crickets, and roaches.

🇺🇸We lasted 48 hours before packing up on the 4th of July with no plan and no place to go. It was chaotic, but we rallied and made it work.🇺🇸

And honestly?

It reminded me how it feels to be on the other side — as a tenant walking into an unprepared property.

It drove home just how much preparation, systems, and care matter when it comes to the rental experience.

Here’s what I’m seeing on the ground right now:

✅Price adjustments are moving homes. Properties that repositioned pricing over the past 10 days are leasing.

✅High-end rentals are softening. $9K–$12K+ homes are taking longer to place as more unsold listings convert to rentals.

✅Timing is critical. We have about six weeks to capitalize before the fall slowdown hits.

Happy Father’s Day—You Just Lost Your AirPods.

A Story of: Marathon Travel. Parking Lot Stalking. And Doing the Right Thing Because It's the Right Thing To Do.

There I was—parked in a random gas station lot, waiting for a stranger to (hopefully) return my lost AirPods.

The story started the day before with what was supposed to be a smooth Father’s Day weekend. I had flown my daughter up to Seattle early Saturday morning to meet her grandparents and cousin for camp drop-off. The plan was to fly her up, fly myself home, enjoy a quiet night, and prep for a Sunday concert. What actually happened was a 19-hour marathon travel day that ended at 2 AM.

But Sunday delivered—homemade cards, coffee mugs, a little red light therapy session, a workout, and a mall trip with my wife. That’s when I got the notification: my AirPods had been left behind and were now on the move. Not a good sign.

Fast-forward: I’m walking around another shopping center parking lot, following the tracking app, and eventually find the car they’re in. I wait. And wait. But no one shows. So I leave a note.

Later that night, on the way to a concert (shoutout to my Cuban Uber driver for translating), I get a call—it’s the guy with my AirPods. We coordinate, meet the next morning, and I get them back.

Why am I telling you this?

Because sometimes in business—and especially in property ownership—you have to trust the process even when you can’t see the outcome. You have to act with integrity, do what’s right for the long game, and trust that your efforts will come back around.

This week, I saw that play out with a client.

They had some bad luck with their property—unexpected damage and a costly repair. But instead of delaying or blaming, they took ownership and moved quickly. Because of that, a highly qualified renter, ready to move forward when the work is complete.

The market right now? It’s not going to wait.

If your home has a repair issue that’s getting in the way of leasing or performance, now is not the time to stall. Just like that client, sometimes the fix is what unlocks the win.

So if you’ve been putting something off—a maintenance item, an upgrade, a pricing adjustment—handle it now.

Trust the process.

The market rewards owners who show up for their investment the way that client did.

And sometimes… you even get your AirPods back.

🔥 The Problems You Have Are a Gift You've Earned 🔥

If you know me, you know one of my core values is to sweat buckets daily 💦

With just 5️⃣ weeks until Escape from Alcatraz, the buckets are filling up faster than ever. Training is intense, pressure’s rising — but it reminds me how far I’ve come 🏊‍♂️🚴‍♂️🏃

🕰️ Flashback to 2019

Fresh off a retreat, I needed a bigger challenge.

👉 I chose Ironman.
👉 Hired a coach.
👉 Trained for a full year.

I ran long loops around China Camp, Sausalito, San Rafael, and San Anselmo — stacking endurance across Marin County mile by mile.

Open water swims 🌊
Long bike rides 🚴
Week after week of training, and strangely… my body felt better than it had in years.

🏁 March 2020 — I ran a marathon as a training event.
🛑 Two weeks later, the world shut down. Ironman was off the table.

⏊ Fast forward to 2022:
I started working with a functional medicine doc.
🧪 20+ vials of blood later, the diagnosis was clear: I was burning myself out.

Hormones tanked. Adrenals shot.
The new prescription?
⚖️ Less grind. More strength. More longevity.

💥 Today, my training looks completely different:

✔️ Focused on strength
✔️ Dialed-in recovery
✔️ Sustainable, real health

And the best part?
The progress I feel is earned — one drop of sweat at a time.

💬 But here’s the real truth:

When you're in it, it's hard to see what you're building.

You’re so focused on the next level, the next milestone...
You forget to recognize how far you’ve already come.

That hit me hard last week.

I felt stuck. Progress felt slow.
But the issue wasn’t results — it was recognition.

It applies to life.
