MSHDA’s Maximum Sales Price Limit Approved by State Senate
On Thursday, the State Senate passed House Bill 5032, a critical piece of bipartisan legislation that will expand homeownership options for Michiganders. The bill now heads to Governor Gretchen Whitmer for signature. Once signed into law, the updated maximum sales price is expected to be implemented within 90 days.

MSHDA’s maximum sales price limit will change from a flat dollar amount of $224,500, which has been unchanged since 2009, to using an annually updated index calculation of 90% of the IRS’s purchase price limit safe harbors for Mortgage Revenue Bonds.

This new calculation will put the MSHDA maximum sales price limit at $510,939 for a single-family home within all counties in Michigan. While this sales price limit is a significant increase, it is important to note the homebuyer(s) must meet both income and sales price limits when qualifying for a MSHDA home loan program. This includes the MSHDA MI Home Loan, MI $10K DPA, and Mortgage Credit Certificate programs.

The IRS updates purchase price limit safe harbors for Mortgage Revenue Bonds annually, typically around April. As we will be using this index calculation moving forward, you will see annual updates to our maximum sales price limit around May each year.
