Making this mistake could doom your home before it even hits the market.

That mistake is… overpricing your property. This is the biggest mistake a seller can make!

Right now, in our crazy market, buyers look closely at the number of days the property has been on the market. If the house has been on the market for too long, or even more than average, buyers will take note. They’ll wonder if

-there’s something wrong with the property and not bother with a showing
-or they’ll use the above-average days on market to make a super low offer

Obviously, you’ll want to avoid those low-ball offers. The best way to do that is to price your home appropriately so that you catch buyers’ interests and maybe even get a bidding war going.

If you already own a home and you’re looking to buy a new one, you’ve probably wondered if you can rent it out for some extra cash.

This can be a great investment option, but you’ll need to ask yourself these questions to see whether you should rent or sell your home.

1. Are you ready to be a landlord? This can add on responsibility and take time and energy. Be honest with yourself in answering this question.

2. What will your cash flow be if you convert to a rental? You’ll need to make sure that you make enough to take care of repairs/maintenance and still make a profit.

3. Can you breakeven on a sale? If selling the home would get you more money than the profit margin on renting, it’s probably worth considering.

4. What rules do you need to follow for an investment property? Rentals come with rules that differ from one city to the next, so make sure you check in on the rules and regulations you’ll have to follow if you go the rental path.

Once you answer these questions, you’ll have a clearer idea of which option is the best for you.

Staging is just another cost… Or is it?

Some people think that staging is just another cost when it comes to getting a home ready for sale, but actually, staging can increase your sale price!

A quarter of agents say that staging can increase the dollar amount of offers by 1-5% and others say that staging can increase those buyer offers by 6-10%! That means that staging a $200,000 home could kick your offers up an extra $2,000–20,000!

That can make a huge difference for you as a seller, so staging is definitely worth it, especially for the small cost it poses.

In this market, becoming a homeowner can seem out of reach. Many properties are expensive right now and interest rate increases definitely don’t help.

But with these steps, you can create a budget that will help you find the right home!

Step 1: Add Up Your Income. Make sure to capture all the income that you get, not just the income from your full-time job.

Step 2: List Your Household Expenses. Get all of the bills and expenses you normally have to pay listed out in one spot. It’s not the most fun, but it’s the most important part!

Step 3: Calculate Home Ownership Costs. Owning a home can come with extra expenses outside of your mortgage payment like repairs and maintenance. Be prepared for these expenses by budgeting them in.

Step 4: Give Your Budget Room to Grow. Budgets aren’t meant to be a one-and-done thing so give your budget a little space to grow–both on the income and expenses side.

Step 5: Make Adjustments. Take a look at your budget. Can you afford a house? If it’s a little tight, see what you can take out or if you can add some income in. If yes, then awesome! You’re ready to reach out to a real estate agent.

If you follow these steps, you'll develop a great budget that will put you onto the path of home ownership–without busting your budget!

The best day of the week? For real estate agents and sellers, it turns out that it’s Thursday!

Now, listing a home on Thursday may seem a little counterintuitive, but it makes sense. You’ll hit the market right before the weekend and get seen as a new listing before the showing rush on Friday, Saturday, and Sunday!

But for that same reason, listing on a Monday can work against you as a seller. Many buyers will see a lot of homes over the weekend and then take a bit of a break during the week.

But at the end of the day, your listing price, photos, and the listing itself may have more of an impact when it comes to attracting buyers. Make sure your real estate agent can make your listing the best it can be!

In the past couple of years, the market has gone crazy because demand has shot way up. This was due to...

-remote work allowing people to move out of the city or to a different area

-people moving to be closer to family

Housing supply just couldn’t keep up with all that demand.

But where are we in the market today?

Demand is there, but it's starting to decrease. However, when compared to our supply, demand is still much stronger. Supply is still very low due to supply chain shortages and the fact that so many people just bought homes that they love!

Every seller wants a listing that gets viewed thousands of times and finds tons of interested buyers. But sometimes actually achieving that can be a little tricky.

That’s why I’m sharing these 3 real estate tricks to make buyers go CRAZY over your house!

1. Stage it to sell. Showing buyers what the home can look like makes it easy for them to envision themselves in the space.

2. Price it right. Your real estate agent will help you find the perfect price, but for a viral listing, you want to be really careful not to overprice.

3. Show off the lifestyle. Is your home perfect for a family of 4 and a dog? Or is it more geared towards an active couple? Add some touches to speak to those buyers and show off the kind of lifestyle your home can help them live.

These tricks are such a good way to drum up bunches of buyer interest. If you want even more ideas to get your home to sell fast and for top dollar, make sure you talk with a real estate agent!

Is your agent working in 2022? Or do their tactics feel more like something out of the 1950s?

Right now, agents have access to some amazing real estate tools thanks to the internet and how easy it is to network. Your agent should be using all of the resources available to get you to your real estate goals.

If they’re not… Well, that’s a major red flag.

So if your agent...
-doesn't understand social media and digital marketing when it comes to getting the word out about properties

-doesn't ensure that their listings have beautiful, professional photos

-doesn't communicate well via modern methods (aka texts, emails, videos)

Then it might be time to reconsider your agent and go with a modern agent instead!

Whether you’re buying or selling, you need an agent who uses modern methods to get you to your real estate goals.
