So, back before this house went on the market, I stopped by to see how progress was coming on getting it ready to show. When I realized there was a long to-do list of things left to take care of, I decided to set aside several hours to help the seller move things and declutter the space. I really enjoy helping others, but it got me thinking because it seems more people today have the attitude, "that's not my job." Like when it comes to returning the grocery cart, watching out for your elderly neighbor, picking up litter on the sidewalk, or holding the door for a stranger.

Taking ownership, responsibility, and action is not ordinary. It takes minutes of your time and is probably an inconvenience.

It's not the easy route.

But when we say "that's not my job," we are really saying "we don't care." And that attitude has many real consequences.

If you've traveled around the world or visited some big cities here in our country, you will notice the ripple effects of the "that's not my job" attitude.

This is why I love North Carolina.

There's a culture here of "that's my job." It's in our DNA. We don't shirk responsibility, we embrace it.

We believe what Benjamin Franklin said, that "only a virtuous people can be capable of freedom."

Mocksville can't issue decrees and make this culture happen. It's entirely up to individuals - you and me, to take ownership and action in the little opportunities of our work, churches, and daily life.

I'm very thankful to live, work, and enjoy the benefits of the "that's my job" culture of North Carolina. I hope you are too!

P.S. I know sometimes sellers are nervous about having an agent walk through their home, because they feel like the house will be judged. And in one sense, they're right! It's my job to make sure I give a fair evaluation of the house and tell you its strengths and weaknesses. But if there's an easy fix, like cleaning or moving a chair, I'm always willing to jump in and help you get the house "show ready" so that buyers walking through get the best impression of the home.

Just know that nobody's home is perfect. I'm going to be honest about how a buyer will see the home and at the same time, help you make it look amazing for a great first impression on buyers 😊

Earlier this year, I was driving to an open house and my car overheated. I had to pull over and get it towed. Once I was able to get a ride home, I stopped by a repair shop and they gave me even more bad news: it would be 3 weeks before my car was fixed and it would be a very expensive repair.

A realtor without a car is basically a realtor without a job, so I would also need to add in the expense of getting a rental car for those 3 weeks!

Needless to say, I was feeling discouraged and stuck. My only solutions involved big expenses!

Then I had the brilliant idea to reach out to some friends and see if anyone had any other solutions. One of them returned my message and told me she had worked with a wonderful car mechanic who might be able to help me faster than the shop!

So I gave him a call, not expecting much since I had such a bleak timeline from the Toyota shop. He was so kind and helpful, and I couldn't believe it but he told me we could get the car fixed that day if I was able to bring it over!

Lo and behold, he fixed it that very day and for a fraction of the cost that I'd been quoted by the first place!

The car drives like a dream now and I'm eternally grateful to him.

It was an amazing reminder of the power of my network.

Honestly, it got me thinking about for sale by owner listings. I know that sounds weird, but that's just how my brain works as a real estate agent 😂

When a house goes on the market as a for sale by owner, that seller doesn't have a powerful network behind them, supporting and guiding them. It's like me standing in front of the car with a hammer and a screwdriver — those are fine tools, but I don't have the skill set to use them. But my amazing mechanic could take those same tools and have a fix for me in 10 minutes! They're the very same tools and yet are ineffective in my hands and useful and effective in the hands of someone trained to use them.

Obviously, a realtor can help with selling a home, but it's also important to know a trustworthy mortgage lender, a wise home inspector, a handyman, or even someone to do paint touch-ups (I got you covered there!).

Selling a home can be tough, but it should never be isolating. Working as a team, I want to make sure I have as many resources as possible to make the process quick and easy for my sellers. And I can't do it all, that's why I keep tabs on who the BEST person in town is to go to, whether it's for plumbing, roofing, or landscaping!

I'd like to coin a new phrase: it takes a village to sell a home. And Mocksville is the best village to do it with 😃

75% of millennials avoid phone calls, saying they’re too time-consuming, or someone will want a favor, or they're avoiding an upcoming event. But what if a lifelong friendship could begin with a phone call out of the blue? That’s the story of Linda and me! I’m so glad that Linda chose to answer the phone. I called her one day and we actually spent a long time chatting. As it turns out, she had a rental property to sell but she told me “you’re so sweet, I don’t know if you can negotiate.” (Funny enough, I had a situation once where someone complained that I was “too brutal” in the negotiations, but that’s a story for another time!)

Fast forward a few months and we were able to put her property under contract before it even officially hit the market! To celebrate, Linda made a blueberry pie and brought it to me so we could have a blueberry pie breakfast together while I finalized the details of the contract.

And that’s just the type of person she is, always going the extra mile to show people that she cares. She always has a good story to share and we laughed together a lot!

At the end of the day, she is the reason I’m in real estate.

Of course, I enjoy all the parts of my job, and selling homes is fun and challenging work. But at the end of the day, my favorite part isn’t negotiations or paperwork or driving to the next open house.

My favorite part about real estate is spending time with people, truly getting to know them, and in many cases becoming friends. I’ve been invited to dog birthdays, Halloween parties, and even weddings by different clients. That’s the best part of my job!

I could design the perfect house, have it staged just so, stock the fridge with the best food, give it the greenest grass you’ve ever seen, and at the end of the day, it would only be a building. It only becomes a home when everyone's portraits go up on the walls and there’s a dog wagging his tail, excited to see his new bed and holiday traditions being decided around the dining room table.

People are what transform that place from a house to a home.

I loved getting dinner with Linda the other night, catching up on what’s happening in her life now, and reminiscing on how much has happened for her in the past several months.

So maybe take a page out of Linda’s book and next time someone calls, assume the best of them and pick up the phone 🙂 You never know who you could meet!

In today's world, I've heard it over and over again that people are postponing buying a house for a couple years, hoping interest rates come down. Thinking that their "dream home" can wait.

And often times, people find their dream home (perhaps it is when interest rates are lower), but then overpay by $20,000 due to emotional connection and competition.

But when you're living in that house -- cooking family recipes during the holidays, playing board games on a Friday night, or laughing in the living room around the fireplace on a cold North Carolina night -- you aren't thinking about the investment made or the cost of the home.

So, buy the house you like in the neighborhood you want to live in….don’t worry about the interest rates. You can always refinance later.

Marry the house, date the rate.

What does a Realtor do, really? Our main responsibility is to protect the best interests of the buyer or seller we’re working with. For a seller, the goal is to get the highest price possible for their home. And for buyers, the goal is to get the home for the lowest possible price (and some perks along the way!).

How do we do this?

Research and practice, frequent communication, due diligence, market knowledge and statistic reviews, effective negotiation strategies, detailed contracts, 5-star marketing and preparation for listings, connections within the industry to make moving easy, and a whole lot of flexibility.

What else can a Realtor do?
