This was actually something I saw on a recent inspection, made me laugh to say the least, an improper bathroom sink drain. I'm not 100% sure what they used for this, maybe washing machine drain line? All I know is, it isn't right, not the right materials, not the right installation. I mean, at least they put a trap in it as it curls around LOL but still, it is ring clamped to the drain coming off of the sink and it is zip tied, sealed with some unknown material, to the drain exiting the cabinet and going to the main. Just kind of 100% wrong.... I know some people say that a dumb idea that works isn't a dumb idea, sometimes even I say that, but this is bound to leak, eventually. I do appreciate the enthusiasm and the can-do attitude of a do-it-yourselfer, but some things really need to be done the right way by a licensed professional with the correct materials. Just for the record, this is not a proper way to terminate a gutter. Sure, it is directing water away from the house, kind of trying to fire it out LOL, but it's still going to hit and cause erosion. Proper gutter downspouts go all the way to the ground and are directed away from the foundation. Some people say that piping should be on the gutters and that it should carry the water 6 to 10 feet away, but if you have proper grade running water away from the home, and a proper splash block at the bottom of the gutter downspout can also be helpful if the soil is not stabilized with rooted grass, such as with new construction, I don't necessarily think that piping is required as long as it is directed away. At any rate, this isn't proper. Another tip from your friendly local builder and home inspector!

I saw this the other day, a dryer vent terminated in a crawlspace. When you dry clothes, first the vent expels all the moisture coming out of the laundry, but when it is dry, the air is pretty hot. So, since they terminated it under the house, first there is a moisture damage potential, then there is a fire hazard potential. This should always go to the exterior to avoid both. I saw this and said no no no... If you see this, it is wrong. Another tip from your friendly local builder at home inspector!

Happy Friday! Please remember to share and tag your favorite realtor! Here is your Friday funny from your friendly local builder and home inspector! So, my mom sent me this one, the retired veteran realtor and general contractor, and I thought it was pretty hilarious. Why someone would spray foam insulate the inside of a breaker panel, I have no idea. I know that it just made it near impossible to work on the panel without turning everything off and using a whole lot of razor knife, but this definitely is not what they meant by "insulated wiring" 🤣
