June is the right time to get ahead of summer HVAC issues — before the July heat makes it difficult to schedule a service call.

A few preventive steps make a meaningful difference for rental properties in the Hill Country: replacing the air filter, clearing debris from the condenser, and scheduling a refrigerant check if it hasn't been done this year. Catching a small problem in June costs far less than responding to a tenant emergency call in August.
