As we reflect on 2025, the Wood River Valley real estate market has reached a plateau. While the post-pandemic rush has transitioned into a more stable environment, the story of 2025 is one of rebalancing.

Overall sales volume in 2025 remained remarkably consistent with 2024 levels. However, the composition of those sales changed significantly. We saw a cooling in the ultra-luxury segment (homes over $5M), while the sub-$2M market—largely driven by townhomes, condos, and single-family homes in Hailey—became the primary engine of local activity.

In lieu of a Christmas card this year, enjoy this unnecessarily long holiday update 😊

This summer I decided to spice things up with a lumbar surgery in July. I had to dust off my old Physical Therapy degree—which has been peacefully napping since 2018—to help myself recover. The good news: I’m upright again and even made it out on some awesome MTB trips this fall.

April hit hard when Blake lost a best friend 💔. In honor of him, Tom, Blake, and I got memorial tattoos. Yes, I got a tattoo. My first. I’m basically cool now.

Blake graduates in May! The “bros” in Grand Junction are tight and he will stay and work in Construction after graduation. It’s hard to describe his life, but does a pretty good job depicting it

Paige is living her best life at CU Boulder—skiing for the team. Meanwhile, Tom has fully committed to Boulder football weekends. Possibly too committed. He loves a tailgate! 🍺

It's definitely "slack' season here; town is quiet and the weather is variable.

There are a couple of attractive West Ketchum Condo's and Townhomes on the market that have been sitting for awhile. This prompted me to look at sales within the Ketchum Core for 2025 compared to 2024. West Ketchum has historically carried a high price/square foot within the Valley. The location is very desirable because you can access downtown Ketchum and the River Run base area easily.

It’s closing weekend on Baldy and Slack Season is upon us. It’s a great time to reflect on winter, prepare for summer season, and dive into our market.

Occupancy in the valley during World Cup Finals was 90%; boosting March occupancy 5% over 2024 numbers. Pre bookings for Summer 2025 are slightly up through October.

Vacant rentals are more abundant than they have been since COVID. Similar to real estate, rates for rentals appear stable, but given the increasing supply, we could see price corrections.

A recent Wall Street Journal Article stated, “President Trump’s trade war and stock market chaos have put the once unshakable high-end home market on ice.” Sales in Sun Valley are typically quite slow this time of year so the true consequences within the Wood River Valley may not be apparent until Summer.

The Wall Street Journal further states, ” Uncertainty is trickling throughout high-end enclaves around the country that have seen prices skyrocket amid high demand and limited inventory. There is a misconception that Aspen is insulated from a national or global economy”

We could spend a lot of time analyzing the market, but given the current political climate, it will all change next week. Prolonged uncertainty will likely slow discretionary sales; luxury second home markets.

We did have a home listed for $11.9m pend sale this week North of Ketchum.

4 months of photos😍 Time with adult children is so fun. We have a grand dog (Blake adopted a dog). Tom and I took a fall biking trip to Bentonville and ran into hiking friends. A sister trip to St. George rounds out the fun.

It's a tale of two markets.
Comparing year to date sales with 2023:
Sales and Prices are UP in Ketchum and Sun Valley,
but sales and prices are DOWN in Hailey.
Higher interest rates have slowed sales in Hailey, while the luxury market in Ketchum and Sun Valley has remained strong!
