Log homes require more training and experience than regular sided homes. Logs come with there own set of problems and deficiencies. Internal rot, wood destroying insects, log setting and more can create hidden problems that a trained inspector might deduce. Often a hidden problem creates a cascading visual deficiency that can be seen in another area of the home. Log homes are meant to settle in place. But did the company allow for enough time before the final tightening of the logs? Hire a certified Log inspector who understands the process of log home development, placement, settlement and ongoing maintenance. Log home inspections add a little more cost to a normal home inspection but that extra time spent is worth the expense.

These branch wires (10 AWG) in the garage panel, are undersized for their circuit breaker. This is called over-fusing.

When a breaker is too big for the wire, the breaker may not trip when it’s overloaded. When this happens, the wires can overheat and can lead to an electrical fire.

Recommend that a qualified electrician repair.

Older homes often have skip sheathing and it can look like there have been leaks in the attic etched on these boards. But it was wood used as form boards when they poured the foundation. Then reused on the roof. There are no problems here. This is good, strong wood.

I use a moisture meter to see if leaks are wet or not. This can make a big difference to know if the problem still exists or if the ceiling just was not repaired and the original location (like a damaged roof) was fixed. This stain was wet so the roof problem was ongoing and I found the flow of water in the attic.

Termites are rare in Northeastern WA yet I did find them recently. Because it is winter I only found the tubes they make. Termites in winter go back down to deep soil to keep warm. If you see any tubes like this, even small ones, call a pest control pro. They can cause a lot of damage!

This little guy is called an Anobiid beetle. If your crawlspace is very humid and wet, they love to infest the joists and framework of your flooring. They can cause a lot of damage. Sometimes worse than termites. So keeping moisture out of the crawlspace is important. How do you know your crawlspace is damp? You got to get under there and see. Or you can hire me to crawl and inspect and tell you how to create a dryer environment and keep these things out! Also I am a licensed Pest inspector for WA. I can tell you if you have Anobiid or Carpenter ants or….hopefully not.

The chimney looks good to me from the outside. The roof is only the first part of the inspection. The attic may tell another story. And in this attic, there was a leak coming from the chimney that was hardly detectable from the roof. Glad I crawl the attics!!

Dryer vent under the crawlspace unhooked. It is unused right now because the home is vacant but as soon as the new owners hook something up, this will blow warm lent-filled air into the crawlspace. This can add mold and high humidity where it should not be. It is a good idea to get under the crawlspace at least once a year to see if all is well.
