Depreciation, rental income, expenses, cost segregation, deposit structure, and timing all matter.

Remember when mortgage rates were basically on clearance?

In January 2021, the average 30-year fixed mortgage rate hit a historic low of 2.65%, according to Freddie Mac.

Two point six five.

That number sounds fake now.

But that low-rate era changed the entire housing market.

Buyers had more purchasing power.
Homeowners refinanced like crazy.
And a lot of people are still holding onto those mortgages like they found a Rolex in the clearance section at Nordstrom Rack.

That’s one of the reasons today’s market feels so stuck.

Because if someone bought or refinanced at 2.65%, selling that house and replacing the loan at today’s higher rates is not just a real estate decision.

That’s emotional damage with an amortization schedule.

This is what economists call the rate lock-in effect.

And it’s one of the quiet forces shaping Miami real estate right now.

Low inventory is not always because people don’t want to move.

Sometimes they do want to move.

They just don’t want to give up the best mortgage rate of their lifetime.

And honestly?

Can you blame them?
