Why Industrial Real Estate in South Florida,
is the Smartest Investment Choice Right Now

Real estate pros are rethinking their strategies, and industrial real estate in South Florida, is stealing the spotlight. From warehouses to distribution centers, this sector is growing fast and outpacing residential and commercial investments. Here’s why it deserves your attention.

Why South Florida is a Hotspot for Industrial Real Estate

South Florida’s location makes it a gateway to Latin America and the Caribbean. With e-commerce booming and global trade surging, the demand for industrial spaces is skyrocketing.

• Ports and Infrastructure: The Port of Miami and updated transportation systems make logistics a breeze.
• Supply Chain Hub: Miami-Dade is becoming a vital link in global supply chains.
• E-commerce Growth: Warehouses and last-mile delivery centers are essential for the online shopping boom.
• Population Growth: Unprecedented population growth in Florida, particularly in Miami, is driving sustained demand for industrial real estate from contractors, engineers, and vendors seeking business opportunities.
• Trade Growth: Strong growth in trade though Miami and Fort Lauderdale harbors and Miami cargo Airport, make the area, one of the busiest in the whole country for goods imports, driving significant demand for Industrial Properties in the region.
• Natural Barriers: Only 900 acres remain for industrial development in Miami-Dade, with new construction constrained by the ocean to the east and a national park to the west, emphasizing the value of existing properties.

Why Industrial Beats Residential and Commercial

1. Steady Demand: Logistics, storage, and manufacturing stay strong, even in tough times.
2. Higher Returns: Cap rates are better, with rental demand driving growth.
3. Lower Costs: Industrial spaces are simple, with less upkeep than other properties.
4. Long-term Leases: Tenants usually sign longer leases, meaning consistent income.
5. Tax Benefits: Depreciation and other breaks make it a smart play.

Diversify Beyond Stocks and Traditional Real Estate

Industrial real estate is a solid way to diversify.

• Resilient: Lower volatility, even in uncertain market conditions.
• Tangible: Unlike stocks, these are physical assets with lasting value.
• Inflation-Proof: Rising rents help offset inflation.
• Balance Your Portfolio: Offers reliable income to complement higher-risk investments.

Why Act Now?

High demand, low supply, and South Florida’s prime location make industrial real estate a golden opportunity. Waiting could mean missing out as prices and rents continue to climb.
If you’re looking to diversify your portfolio, South Florida offers exceptional opportunities with impressive returns (ROIs over 10%).

A key factor in many home buyers' decisions is proximity to family, and specifically, proximity to mom. đź’—

A new survey from Realtor.com reveals that almost half of Americans surveyed would prefer to live near their moms. The survey findings include:

- 47% have already moved or intend to move to be closer to their mom
- 29% have bought or rented a new home to be near mom
- 20% have moved in with their mom

A significant number of homebuyers and homeowners factor in their moms when deciding on housing. Given the high costs of housing, living with or near mom can be a smart financial choice while also achieving the desired proximity.

Many empty-nesters are staying put rather than downsizing, keeping housing inventory tight in a market where higher interest rates and steep prices are making homeownership less affordable for the average family.

By 2035, there could be 9.2 million fewer boomer homeowner households, according to a Freddie Mac analysis.

This forecast raises critical questions about the future of the housing market, particularly in light of the existing shortage of single-family homes. Experts are predicting that this impending wave of boomer homeowners exiting the market could trigger what some are calling a "silver tsunami." This phenomenon would involve an influx of homes hitting the market as aging boomers seek to sell. However, Freddie Mac takes a more nuanced view, describing it as more of a "silver tide" - a gradual ebbing of this demographic that will likely be balanced out by new homeowners entering the market.

These seven states have a higher-than-average number of households occupied by homeowners aged 65 and older, making them potential destinations for finding good bargains:

1. Maine
2. Vermont
3. New Hampshire
4. West Virginia

Homebuyers in nearly half of the country need to earn at least six figures to be able to purchase a home.

Nationally, the typical household would need to earn $99,000 to buy a median-priced home of $415,500 in February. This also accounts for property taxes and insurance costs, and assumes a 10% down payment. However, the typical household income in America was only about $75,000 in 2022, according to the U.S. Census Bureau.

“For many people who want to buy a house, it’s just not feasible right now,” says senior economic research analyst Hannah Jones. “Even for households that can afford a home, the monthly cost is going to be much higher than it was two, three, four years ago.”
