Reason Number 2 – Residential Real Estate
Winter is Coming –not the hard, bleak season promised in the Game of Thrones, but to New York City. In its own special way Key West is truly a Winter Wonderland. When the temperature is settling in the single digits and sleet becomes snow, where else would you want to watch a Christmas parade and welcome Santa than Key West. And now is the time to start looking for that special getaway. 101 Front Street is located in the Truman Annex, a sanctuary of classically designed homes set in an historical neighborhood. The Front Street property is one of 26 3-story townhomes built in the old Foundry, an historic, completely renovated, 19th century structure wrapped in red brick and tracing its history back to the early 1800’s when built as an Iron Works supporting Fort Zachary Taylor.
This wonderful 2 bedroom, 2 ½ bath end unit offers oversized windows that run the length of the townhouse. This unit also has a coveted private covered parking spot (1 of only 4), and complete with all furnishings, light and airy and a documented rental history. The classical and coastal decor contributes to the charm of this 2 bedroom 2.5 bath home. Walk to everything from Mallory Square to Duval Street, restaurants and all the night life Key West has to offer. Located next door to the historic Truman White House, that Harry called home when in town.

Reason Number 13 – September is For Foodies
While dining in Key West is special any time of the year, locals look forward to the start of Fall when tourism is down, but the dining is up. With tourist traffic slowing, restaurants need to keep operating and provide an income for their staff. Over the years, many restaurants have designated September, some include early October, when discounts on food and beverage are the norm. Since the specials are limited to “documented” locals, “word of mouth” puts you “in the know”. My favorite is the Grand Café, located on Duval St, and offering 50% discounts on all food and beverage (including that Grey Goose Martini). I will be heading that way in a few hours and hope to see you.

Reason Number 7 - The Theater
Rocky Horror Show, Hair in Concert, Around the World in 80 Days, Priscilla-Queen of the Desert, Young Frankenstein and The Producers are just a few of the great shows brought to life in an old ice warehouse in Mallory Square. The Waterfront Playhouse opened in 1960 and ever since has been the home of theatrical productions from drama, to comedy, to your favorite musicals. Actors and Actresses from all over the country visit Key West and can be seen on the Playbill. It is the Waterfront Playhouse, as well as the many other music and theater venues that make living and raising a family in Key West so special.

Reason Number 2 – Residential Real Estate
49 Coral Way $474,900 Two Bedroom and Three Bath Townhome
Love the idea of a Key West life style, but wary of the hustle and bustle of Duval and the winter tourists. Stock Island is the first island you visit heading toward the mainland of Florida, leaving Key West – a very long 100 yard or so ride over the Cow Key Channel Bridge. Quiet, serene, and only 5 miles to Duval Street, Coral Hammock is a wonderful gated community conveniently located near great restaurants and retail shopping. A short bike ride away is the Key West Golf Club, beautifully tropical and challenging. The townhome is clean, bright, and ready to move into, or a dream for an investor. This freshly painted home has a stainless steel kitchen, gleaming wood floors and a great open floor plan with split bedrooms and baths upstairs, plus a half bath below. Ample covered parking for two vehicles (Key West priceless). Wonderful community pool, clubhouse and fitness facility. A perfect house, in a perfect location, waiting to be called home. Reason Number 38 – Architecture and Functionality on Home Design
One of the most popular housing styles in the Historic District of Key West, often referred to as Old Town, is the two bedroom home with one to three bathrooms. Many of these were built to support the housing boom in the late 19th and early 20th centuries to support the explosive growth of the Cuban cigar industry. These cigarmaker’s cottages are often referred to as shotgun houses as the design has a hallway down the side of the house from front to back – allowing for a gunshot traveling through the house from front door to exit the back door. Square footage range from 800 to 1000sq feet with updating renovations adding additional space. These smaller homes have been popular because they are the least expensive single family homes and make ideal vacation, investment and second home properties. Statistically, twenty of these properties have been sold this year for an average price of $863K with 103 Days on Market. Properties that have been renovated and have added interesting pools to backyard gardens can easily sell for $950-$1100 a square foot. Roger Washburn, Realty Executives Florida Keys

Reason Number 84 – Military History
While Key West is famous for the number of bars and churches per capita, one cannot forget the influence of our Military operations on Key West over the last two centuries.
The Armory is located at 600 White Street and is one of Key West’s most iconic buildings being added to the United States National Register of Historic Places.
The armory was originally built in 1901 as a drill hall for the state militia of Florida to support military training for the local military reserves. It became a local community center after WW II.
Over the years, the Armory deteriorated to the point in 1969, the State granted the City of Key West permission to demolish it. Through the efforts of many prominent local citizens, the armory was saved and restored to its original glory. Fittingly, in 2006, it became the home and initial campus of The Studios of Key West, a new artist community offering creative space, professional workshops, and other creative and cultural activities.
Needing a larger space, the Studios moved to their new headquarters, at 533 Eaton Street, in 2015. The Historic Florida Keys Foundation, which leases the Armory from the state of Florida, maintained its artistic importance to city by housing 12 artist studios. 'Artists at the Armory' are located on the second floor. The main hall is available for lease and is often used as a rehearsal space by local theater companies or as an exhibition space.

Reason Number 38 – Architecture and Functionality on Home Design
Home buyers in Key West are given a wide array of architectural choices with designs popular in the 1800’s and post WWII and everything in between. We will take a look at many of the designs over the next few months. One of my personal favorites is the Eyebrow design. Possibly inspired by the saltbox design found in New England, the Classical Revival style homes are easily recognized by its gable roof extending over the second-floor windows providing protection against the heat of the sun. This roof extension over the windows has an eyebrow appearance, hence the name. Trees were not nearly as numerous or as tall in the late 1800’s so maintaining tolerable indoor temperatures required keeping the sun out as much as possible. Another distinguishing feature of the Eyebrow design is central foyer with steps to the second floor allowing some functional separation of family activity. As a realtor, one of my favorite activities is showing the unique styles and fitting to the buyer’s wants and needs.
The pictured Eyebrow house is being renovated back to its classic design
