☀️Florida voters will decide in November whether to significantly increase the Homestead Exemption for primary Florida residences. If approved, the exemption would increase from $50,000 to $150,000 in 2027 and to $250,000 in 2028, potentially reducing property taxes for many Florida homeowners. The amendment requires at least 60% voter approval to pass. 🌴One important note: under the current proposal, buyers who establish Florida residency before the end of 2026 would qualify immediately when the expanded exemption takes effect.

Making Keys life more affordable! If this constitutional amendment passes in November, it could become one of the biggest incentives yet for people to move to Florida. The proposed homestead exemption increase has the potential to make homeownership dramatically more affordable for Florida residents — especially with exemptions potentially growing from $50,000 to as much as $250,000 over the next few years.

But here’s the catch: to take advantage of the increased exemption, buyers must purchase a Florida home and establish homestead BEFORE January 1, 2027. If you purchase after that date, you may have to wait FIVE YEARS to qualify for the benefit.

That makes now through the end of 2026 an incredible window of opportunity. Not only are we currently in a buyer’s market with more negotiating power and inventory, but this proposed tax relief could create major long-term savings for homeowners. Florida living may soon become even more attractive — and getting in before the deadline could make all the difference.🇺🇸🌴☀️
