Buyer’s market or seller’s market in Summit County?

This week on The Ski Summit Show, Benji and I are looking at what’s happening across the local real estate market in Breckenridge, Frisco, Silverthorne, Dillon, and Keystone.

Each town has its own story right now. Breckenridge is showing signs of a slight buyer’s market for both single-family homes and condos, while Frisco is still showing a slight seller’s market advantage in some areas. Overall, inventory is building, activity is still happening, and buyers may have more room to negotiate.

We’re also talking about Father’s Day weekend events around Summit County, including concerts in Keystone and Dillon, plus the Lake Dillon Beer Festival.

Then we cover the big real estate news of the week: Blue River has enacted an emergency freeze on new short-term rental licenses and renewals of lapsed licenses through December 31, 2026. If you already have an active STR license, the big takeaway is simple — don’t let it lapse.

🚵‍♂️ Mountain biking season is in full swing, and keeping our trails open, safe, and sustainable is everyone’s responsibility. Before your next ride, remember these 5 trail etiquette essentials:

1️⃣ If it’s wet or muddy and you’re leaving tracks, turn back. Riding muddy trails causes lasting damage and increases maintenance needs.

2️⃣ Yield appropriately. Mountain bikers should always yield to hikers and horses. Slow down, communicate, and pass respectfully.

3️⃣ Consider adding a gravity bell to your bike. It gives other trail users a friendly heads-up when you’re coming down the trail.

4️⃣ Stay on the trail. When yielding, avoid riding off the trail whenever possible. Instead, keep your tires on the tread and lean your bike to the side to let others pass.

5️⃣ Respect trail designations. Some trails allow e-bikes and others do not. Be sure to know the rules before you ride. Keep in mind that the Americans with Disabilities Act (ADA) may allow reasonable accommodations, including e-bike use, for individuals with disabilities.

A little courtesy goes a long way toward protecting the trails we all love. 🌲🚵‍♀️
