How’s the Market?
•
U.S. existing-home sales rebounded from the previous month, rising 4.2% according to the National Association of REALTORS® (NAR). Purchase activity increased in the South and the West but decreased in the Northeast, while sales in the Midwest remained unchanged from one month earlier.

Maui: Year to Date 2025 vs. Year to Date 2024
New Listings decreased 0.3 percent for Single Family homes and 4.8 percent for Condominium homes. Pending Sales decreased 19.3 percent for Single Family homes and 27.8 percent for Condominium homes.
Median Sales Price decreased 0.4 percent to $1,295,000 for Single Family homes and 4.3 percent to $795,000 for Condominium homes. Days on Market decreased 7.5 percent for Single Family homes but increased 78.2 percent for Condominium homes.

U.S. existing-home sales advanced for the third straight month, climbing 2.2% to a seasonally adjusted annual rate of 4.24 million units, a 10-month high, according to the National Association of REALTORS® (NAR). Sales were up 9.3% year-over-year.

Maui: Year to Date 2025 vs. Year to Date 2024
New Listings decreased 6.4 percent for Single Family homes but increased 8.6 percent for Condominium homes. Pending Sales decreased 34.2 percent for Single Family homes and 29.8 percent for Condominium homes. Median Sales Price decreased 11.6 percent to $1,187,500 for Single Family homes and 15.6 percent to $675,000 for Condominium homes. Days on Market increased 3.5 percent for Single Family homes and 81.8 percent for Condominium homes.

U.S. existing-home sales improved for the second consecutive month, rising 4.8% for an eight-month high, according to the National Association of REALTORS® (NAR).

Maui: Year End 2024 vs. Year End 2023
New Listings increased 18.4 percent for Single Family homes and 31.8 percent for Condominium homes. Pending Sales decreased 1.9 percent for Single Family homes and 18.5 percent for Condominium homes.
Median Sales Price increased 8.5 percent to $1,301,900 for Single Family homes and 8.3 percent to $900,000 for Condominium homes. Days on Market increased 7.8 percent for Single Family homes and 7.5 percent for Condominium homes.
The limited number of homes for sale continues to put upward pressure on sales prices nationwide.
