When do Maui condo prices hit a point where even the savviest investor can't look away?

If you've been sitting on the sidelines wondering when the right time to buy on Maui is, here's your answer: for the first time in years, we're seeing South Maui condo prices roll back to 2021 levels in certain pockets. And for smart buyers who know how rare this window is, it's becoming impossible to say no.

Why This Market Feels Familiar (and That's a Good Thing)

The Maui market has gone through its cycles, just like every other in the country. But right now, certain South Maui condos are trading at prices we haven’t seen since before the peak of the 2022 run-up. That means some units are essentially priced where they were three years ago — even after the kind of appreciation that usually never reverses on-island.

This isn’t about distressed sales or crumbling buildings. These are high-quality properties in sought-after locations like Kihei and Wailea that savvy clients of mine have picked up in the last few months. Some examples:

A beautifully maintained 2-bed unit that closed in July 2024 for $820,000, nearly identical in finish and layout to one that sold in March 2022 for $850,000 in the same complex.

Another 1-bed unit in a vacation-rentable building that sold in October 2024 for $403,000, closely echoing 2021-level pricing despite being updated and turnkey.

A 2-bedroom condo in Kihei Villages that listed at its exact 2021 price point, and because I recognized the opportunity immediately, my client was under contract within 24 hours of my call.

A 1-bedroom in Kihei Kai Nani hit the market on a Friday, also priced right in line with its 2021 comp. One of my clients was a ready buyer who acted just as quickly — and locked it down before Saturday was over.
