Hey Guys and Girls hope you had an awesome Thanksgiving. I want to say thank you to all the realtors and clients that have trusted us with inspections and helped us have a great business. We have a lot of great realtors that recommend us and for that we are Truly Thankful. I can say that all the realtors that refer us on a regular basis are serious about helping their clients have the best experience with home buying and want them to be taken care of.
We may not be the cheap guys but we strive to give value, in our reports and with our time to help our clients and realtors understand our findings.
We have had a few calls lately for large homes that have said , āwow that inspection is high!ā Weāre talking about $500,000+ 3,500 -5,000 square foot houses with a lot of extra things they thought should be inspected for free. With an inspection your return on investment is usually 10 times the fee paid when negotiations start happening, and if itās not monetary it is peace of mind knowing what you are getting and what maintenance that you may be looking at in the future.
No one has a crystal ball and can see what lies down the road and things could happen in the 30-60 day span between the option period and closing that cannot be foreseen.
However, having a good reputable inspector look at the property is a good investment that could shed light on the potential for these things coming up. All that to say the cheaper the inspector or the ones who wine and dine the realtors and associations and are buying referrals, will likely not the best job, just the one that helps the transaction go through. These inspectors are usually about quantity and not quality and itās about just the pay check. Research your inspector and ask questions about getting on the roof or actually crawling under a pier and beam these are big deals! Some times these things are dangerous or there is no access but more times than not, there is no reason not to climb a roof or crawl a crawl space.
Be mindful of an inspection is less than 2 hours itās probably not thorough, or you luckily have found a great house. Anything 1 hour or less there is no way the inspector covered the minimum SOP for inspections .
