Some times we have ā€œpotential clientsā€ that are looking for the best ā€œdealā€ for an inspection. While We all understand budget and trying to shave a little off of expenses, A home inspection may not be the place to do it!
I know that we are not the cheapest company around, I do try to keep prices in line with the majority of inspectors in the area, so that we are all on a somewhat similar playing field. Do keep in mind that when you get a really ā€œgood dealā€ but a person isn’t there for very long or aren’t very detailed or talkative, you may not be able to get the information that you need. That extra money is from the hours we spend knowing how to answer questions. Knowing what to look for and knowing how to find issues.
We love what we do and want to be a help.
We are happy to help and grateful for the clients we’ve had and will have. And the professionals who trust us to be an asset to their clients,friends,or family.

One thing as a home owner that I know.
I definitely do not have the perfect home and I see homes everyday that I think……. Man my wife deserves this house!! But we are where we are in our lives and have what we have.
Remember be grateful for what you have and where you are.
It’s all about seasons in n our lives.
Take care of what you have, and it will take care of you.

Maintenance is important to prevent problems in the future.
Homes are just like cars.
They need maintenance.
Spend a little money from time to time to make sure that your home stays in good condition. A couple of hundred dollars at tax refund or bonus time, could save you THOUSANDS down the road.

Correction! There is no house that is perfect! The day I inspects the perfect house, I am buying a lottery ticket!Because, it will be the luckiest day I will ever have, and my $2 will for sure give me generational wealth!

A LOT of people and some realtors think because the house is new it is perfect!

That is not always the case.

There are builders who hire third party inspectors to do phase inspections for them and those guys generally build a good house and pay attention to details.

There are other builders that say that they have inspections performed throughout the process.
This is true but they are most of the time a city compliance/permit inspection (which a lot of municipalities are way behind on current code).
Or the bank sends an inspector out for draws on the property.

Bank draws are just the inspector making sure that materials are on site and the work the builder is asking money for is complete. These inspections are not for safety or quality on most cases. They are for making sure the bank and customer are not getting messed around by the contractor.

The cold is coming!!!! Just thought I’d make a post with some ideas that might help you out.
Make sure you have some gallon jugs or some buckets and fill them with water when it gets super cold so that you can have some water on reserve if pipes freeze or water provider has an issue and shuts your water supply off.
This water will be handy for drinking washing and flushing toilets if you loose your water supply.

I always recommend having an inspection on a new home! I know we stand to make money at our inspections but, it’s best to have issues repaired before you sign on the dotted line, than to fight with the builder after you move in.

Hey Guys and Girls hope you had an awesome Thanksgiving. I want to say thank you to all the realtors and clients that have trusted us with inspections and helped us have a great business. We have a lot of great realtors that recommend us and for that we are Truly Thankful. I can say that all the realtors that refer us on a regular basis are serious about helping their clients have the best experience with home buying and want them to be taken care of.
We may not be the cheap guys but we strive to give value, in our reports and with our time to help our clients and realtors understand our findings.
We have had a few calls lately for large homes that have said , ā€œwow that inspection is high!ā€ We’re talking about $500,000+ 3,500 -5,000 square foot houses with a lot of extra things they thought should be inspected for free. With an inspection your return on investment is usually 10 times the fee paid when negotiations start happening, and if it’s not monetary it is peace of mind knowing what you are getting and what maintenance that you may be looking at in the future.
No one has a crystal ball and can see what lies down the road and things could happen in the 30-60 day span between the option period and closing that cannot be foreseen.
However, having a good reputable inspector look at the property is a good investment that could shed light on the potential for these things coming up. All that to say the cheaper the inspector or the ones who wine and dine the realtors and associations and are buying referrals, will likely not the best job, just the one that helps the transaction go through. These inspectors are usually about quantity and not quality and it’s about just the pay check. Research your inspector and ask questions about getting on the roof or actually crawling under a pier and beam these are big deals! Some times these things are dangerous or there is no access but more times than not, there is no reason not to climb a roof or crawl a crawl space.
Be mindful of an inspection is less than 2 hours it’s probably not thorough, or you luckily have found a great house. Anything 1 hour or less there is no way the inspector covered the minimum SOP for inspections .
