-The Average DOM of all active residential listings is 112
-The Average DOM of the 128 listings that have gone under contract in February is just 57
-The Average DOM of the 26 Oceanfront properties under contract is 94
-The Average DOM of the 309 pending residential listings is 67

More MLS Facts:

-Of the 273 active single-family homes:
*60 are available for $500,000 or less including 28 priced at $400k and below
*The average # of bedrooms is 4.6, average number of baths is 3.6 and the average heated square feet is 2,668
-The Median Asking Price of all single-family homes is $765,000 with an average DOM of 104
-The Median Asking Price of the 38 condos & townhomes for sale is $379,000 with an average DOM of 72

Hope the new year is treating everyone well. I wanted to keep you updated with some MLS facts for the Outer Banks for the week of January 8-14, 2023.

MLS FACTS (Residential, Dare & Currituck County):

There are 388 active listings for sale with a Median Asking Price of $684,450 and the Average DOM (Days On Market) is...116

There are 298 Single Family homes for sale with a Median Asking Price of $762,000:
-Average DOM is 105
-27 of the 298 have an asking price of $400k or less
-Coincidentally, 27 have an asking price of $2 Million and higher!

The Median Asking Price of the 235 pending listings is $555,000 and the average DOM is just 55. Priced to sell?

Did you know that 57 of the 97 properties listed in the month of December are either pending or have been sold? That's close to 59%!

There are 51 residential lots under contract with a Median Asking Price of $129,900 and an Average DOM of 129

OBX Update for the week of 12/11-12/17/2022

I am sure everyone is getting ready for holiday weekend, just wanted to give you a little update on how the OBX is doing in this real estate market.

MLS Facts:

There are 181 properties under contract with an Average DOM (Days On Market) of 53:
-Average Asking Price is $646,397 and the Median is $581,006

There are 448 residential listings for sale in Dare & Currituck County:
-Average Asking Price is $894,602 and the Median is $649,950
-Average DOM: 103

Notice the difference between the Asking Price of the pendings and the active listings...

There are 348 Single-Family homes for sale:
-Average Asking Price is $1,014,704 and the Median is $699,900
-Average DOM: 95
-There are still just 41 homes for sale with an asking price of $400k or less!

Did you know the Average Days on Market (residential) in 2019 was 117. YTD currently we are still a very low 34!

There are 60 oceanfront homes for sale:
-Average Asking Price is $2,183,349 and Median is $1,849,500
-Starting price for an OF is $459,000 for a 4-bedroom home in Rodanthe
-Highest price is $7.4 Million for 7 bed/7 bath home in Southern Shores.

There are 469 active listings with an average DOM of 96 and a Median Asking Price of $685,000
-369 are single-family with a Median Asking Price of $749,000
~43 are listed for $400,000 and under
~41 are listed for $2 Million and above, including 8 OceanFront homes priced over $4 Million
