When I took over the listing, we started at the existing price. The home had previously been on the market with another agent and I was told it had been getting showings, and there wasn’t clear feedback that price alone was the problem, so rather than making assumptions, we let the market give us more information.

Over the following weeks, we kept working: open houses, broker exposure, consistent marketing, buyer and agent follow-up, and ongoing conversations about what was happening specifically in the Colington Harbour market.

As the market softened, we adjusted our pricing and strategy based on what buyers were actually doing — not where we wished the market would be.

There is always a balance between what a seller wants and needs from a sale and what the current market will support. My job isn’t to make those decisions for my clients. And then, we found it.

They were such a joy to work with, and one of the best parts of this process was getting to know them along the way.
