It's story time with this beautiful home! First off, let me just say how honored I am that our wonderful friends chose me to help them not only sell this beautiful Carother's Home, but I also helped them purchase land that they built their custom forever home on in 2025. Doing business with friends and/or family can be a tough decision because those relationships are important. Let face it, sometimes they dont mix well. Those of you who know me, know how much I value those relationships, so I'm truly honored to have been trusted in this huge life event....now to the story....
These sellers bought this home in a "seller's market" and are now selling in a "buyer's market". Those who have done or are doing this knows how tough it can be. We had beautiful photos done, this home sits on one of the larger lots in the neighborhood and has no rear neighbors. My sellers chose great upgrades when they built and added great outdoor entertaining space with storage.
[ ] In the beginning of the transaction we talked about all of the options, VA assunption being one. IYKYK, they never are fast so that option went by the way side. Low and behold, guess what our offer was? A VA Assumption. After a lot of negotiations back and forth we went under contract and buyers are assuming a sub 3% rate, which is GREAT! All parties were quick to get things in. Things were going good. First hurdle, the bank sold the loan shortly after going under contract. So.... we waited for the new servicer to start the process. Once that happened that servicer had aquired some other lenders so they went thru A LOT of internal changes. I followed up 2-3 times a week, buyers resending in paperwork countless times. Files being moved from department to department, assignments to this person or that person..... Finally, after a grueling 6 months, TODAY, I was able to schedule our closing. 🎉🙌 You just never know what real estate will throw at you but I am so excited for everyone and excited to get everyone to the closing table. Big, big shout out to my sellers who have been beyond patient and taken everything in stride. I am so excited for their future! We will all be happy to have this one closed. Things dont always go as planned, but just know, I won't ever stop until we accomplish our end goal, whatever that may be. Stay tuned for the official closing!
