Most people assume spring is the best time to buy an investment property because that is when the most homes hit the market. But more inventory in spring also means more competition, more bidding, and sellers who feel like they have all the leverage.

Fall flips a lot of that.

The sellers still on the market in September and October are frequently the ones who need to be. They listed in spring or summer and it did not sell. Now they are staring at the holidays and a new year, and their motivation is real in a way that spring sellers rarely are.

For an investor who runs the numbers before falling for the property, that combination of thinner competition and more motivated sellers is where the actual deals live.

You would think it stops feeling like a big deal at some point. It does not.

There is a specific moment, after all the paperwork and the waiting and the small panics along the way, where I get to put a set of keys in someone's hand. That is when it becomes real for them. You can see it land. The shoulders drop. Sometimes there are a few tears. Sometimes it is just a long quiet breath they did not know they were holding. 💛

That is the moment I actually do this for. Not the sale. That part is mostly logistics. It is watching someone realize that this place, with all its light and quirks and possibility, is finally theirs.

People buy homes for all kinds of practical reasons. But nobody gets emotional over a spreadsheet. They get emotional because a home is where the next chapter of their real life is about to happen, and for a second they can feel all of it at once.

It is the most common thing I hear in September, and it makes sense on the surface. Spring is busy, more buyers, more attention, so surely that is when you get the best result.

But more buyers in spring also means more sellers. A lot more. The home you list in March competes with every other home whose owner had the exact same "wait for spring" plan.

Think of it as a ratio, not a headcount. Ten buyers and two listings is a better spot for you than fifty buyers and forty listings. Fall thins the seller side far more than the buyer side, and the buyers still out there are serious.

This is not "list immediately no matter what." Some homes really are better served by spring. The point is to make that call on purpose, with real numbers in front of you, instead of defaulting to "wait" because it feels safer.
