Four Important Things to Consider before applying for a Home Loan

1️⃣ Hold Off on Opening New Accounts
Opening new credit (credit cards, car loans, personal loans) can hurt you in a few ways:
Credit score dip: Each application triggers a hard inquiry, which can lower your score (models like FICO factor this in).
Higher perceived risk: New credit suggests you may be taking on more debt.
Impacts DTI (Debt-to-Income): If you actually use the credit, your monthly obligations increase.
👉 Even if you’re approved initially, lenders often re-check your credit before closing. A new account can derail things last minute.

2️⃣ Hold Off on Closing Existing Accounts
This one surprises many people—closing accounts can actually hurt you.
Reduces available credit: This increases your credit utilization ratio (how much credit you’re using vs. available), which can lower your score.
Shortens credit history: Older accounts contribute to a longer, stronger credit profile.
