ESSENTIAL DUTIES AND RESPONSIBILITES include the following. Other duties may be assigned.

Must have knowledge of all the trades, including plumbing, electrical, painting, carpet repairs, and appliance repairs.
Give residents exceptional service (friendliness and responsiveness are huge).
Managing work orders, time and people.
Coordinating resident move-ins/move-outs with the apartment managers.
Must be self-motivated and a hard worker.
Must be able to clearly and effectively communicate as well as interact with residents with a professional and courteous manner at all times.
Responsibilities include but not limited to preventative maintenance, maintaining and completing all work order requests, make-ready, upkeep and repairs of these communities and all facility equipment.
Performance of daily tasks necessary to maintaining the curb appeal of all the communities as well as the commercial properties.


SUPERVISORY RESPONSIBILITIES

Maintenance. Follow-up with General Manager/Apartment Managers or Maintenance on uncompleted work orders and inspect with managers as needed.


QUALIFICATIONS - To perform this job successfully, an individual must be able to perform each essential duty satisfactory. The requirements listed below are representative of the knowledge, skill and/or ability required.



EDUCATION and/or EXPERIENCE

High School diploma.
Previous maintenance technician experience.
Must have a valid Drivers License.
HVAC maintenance experience a plus; not required.

LANGUAGE SKILLS - Ability to communicate with Management, Maintenance, residents and prospective residents.



REASONING ABILITY - Ability to work with different personalities, withhold tension and anger, and work through problems and difficult situations with residents/prospective residents.



OTHER SKILLS/REQUIREMENTS - Must be self motivated, mature, and be able to handle multiple tasks.
