The Best Time to Buy a Home in 2026
For those planning ahead for a 2026 home purchase, timing can make a real difference. According to projections, the week of September 27 to October 3 could give buyers a unique edge—think a wider range of homes to choose from, less price pressure, and a calmer pace. During this period, active listings are expected to be up 31.9% compared to the start of the year and 13.3% higher than the average week, expanding your options nationwide. Listing prices are projected to sit about 3.5% below their seasonal peak, which could translate to roughly $14,000 in savings on a median-priced home near $416,000. Competition is also predicted to ease, dropping 30.1% from its annual high, and homes may spend about 64 days on the market—giving buyers more breathing room. As someone who believes in responsive, attentive real estate guidance, I always encourage clients to look at more than just the price tag—market conditions like these can make your search both smoother and smarter.

New Listings Rise as Summer Comes to a Close
As summer winds down here in Florence and throughout the Southern Lakes region, we're seeing a slight shift in the market: new home listings have increased by 1.2%, reaching their highest point in three months. Meanwhile, pending sales have dipped by 1.3%, marking the lowest level since March. Even with a 1.8% year-over-year increase in the median sale price, the median asking price has edged down by 0.1%—a sign that higher mortgage rates and ongoing economic uncertainty are influencing both buyers and sellers. In times like these, having a responsive and attentive real estate partner can make all the difference in navigating your next move.

Three U.S. Housing Signals for September
September’s housing market numbers reveal some interesting shifts that every buyer and seller should know. Pending home sales just broke an eight-month run of gains, turning slightly negative from last year as higher borrowing costs have cooled buyer enthusiasm. I’ve seen contract signings ease up year-over-year, while homes are now spending about 60 days on the market. Mortgage rates have climbed from around 6% in late Q1 to the high-6% range, which is a real factor for many of the families I work with.

On the bright side for buyers, there’s a bit more negotiating power out there: the median list price dipped to $424,500, about 20% of listings have seen price cuts, and delistings actually dropped compared to last year. Active inventory is ticking up—about 4% higher—but nationally, we’re still roughly 11% below the usual pre-pandemic levels. The housing shortage is still real beneath the surface, despite a little more breathing room.

As always, I’m watching trends like seller delistings, pricing strategies, and whether local differences are starting to even out as everyone adapts to these firmer borrowing costs. My goal is to keep you informed and ready for your next move across Florence and the Southern Lakes area.

How to Know if a Home Fits Your Lifestyle?
With more homes entering the market—new US listings up 0.4% and total inventory edging 0.5% higher in the four weeks ending August 23—buyers are seeing more options than we've had since early Q2. Yet, as higher housing costs keep many on the sidelines, pending home sales dipped 1.1% to a six-month low, even as inventory improves nationwide. The median US home-sale price rose 1.9% year-over-year to just over $400,000, and average mortgage rates hovered near 7%, marking a 13-month high. These shifts are creating more buyer-friendly conditions: active shoppers now have extra room to negotiate, with price cuts and concessions becoming more common in several markets. In my experience helping clients throughout Florence and the surrounding area, I've seen that homes listed for several weeks often present the best negotiation opportunities, while sellers find success with realistic pricing strategies—rather than chasing last year's numbers. Staying responsive and attentive to changing conditions helps ensure the best outcome for all parties.
