I can't say this enough. The "A" in Zillow is for accuracy.

Zillow is trying to CONNECT you to agents. Every listing has a "Contact Agent" button.

Every Zestimate says "Contact Agent for details."

Every saved search leads to "Connect with an agent."

Even Zillow knows you need professional help.

If Zillow, with billions in tech, can't buy/sell houses without agents, what makes you think YOU can?

What Zillow is actually good for:

1. Browsing
See what's out there, get ideas, dream a little.
2. Research
Neighborhood info, school ratings, general trends.
3. Getting started
Figuring out what you want before you waste an agent's time.

What Zillow is NOT good for:

1. Accurate pricing
2. Complete inventory
30% of listings never hit Zillow (pocket listings, pre-market).
3. Actually buying
No negotiation, no contract help, no closing coordination.

That's why every page says: Contact Agent.

The genius of Zillow:

They figured out their lane.
They're not the agent.
They're the billboard that gets you TO the agent.

And they're brilliant at it.

The problem:

People think browsing Zillow = doing the work.

It's not.

No one really tells you the real reason to get pre-approved before you start looking at homes.

It’s not just so your Realtor knows you qualify.

It’s so we can fix anything that could slow down or completely derail your loan before you’re under contract.

A lot of buyers think, “I pay $2,200 a month in rent, so I’m good.”

But behind the scenes:

- Bonus or commission income? Lenders average it over two years, even if last month was your best month ever.

- Missing a single W-2 or year-end paystub? We have to stop and chase it down from HR before you can move forward.

- Own a business? Lenders use your tax returns, not your gross sales, and write-offs can shrink your qualifying income fast.

All of that takes time.

And if we’re doing it after you’ve found the home you love, you risk losing it to a buyer who’s already ready.
