One of the most important conversations I have with sellers is about pricing.

It's not simply about what a neighboring home sold for or what an online estimate suggests. Every home is different, and understanding the current local market is an important part of developing a thoughtful pricing strategy.

My goal is to help sellers understand the information behind my recommendation so they can make an informed decision about their home.

Because pricing isn't about guessing. It's about doing the homework.

🍂 A Little More Local | Kinderhook, NY

I'm starting a new monthly series sharing some of the places, people, and traditions that make our communities in Columbia County and Southern Rensselaer County special.

And what better place to begin than Kinderhook!

From the beautiful architecture of the Old Dutch Inn to the Kinderhook Memorial Library, one of my favorite community resources, there's so much to appreciate about this historic village.

And then there are the traditions that bring people together, like the annual Candlelight Night in December. One of my favorite memories is watching our Scout Troop serve hot c***r during the festivities. The photo I'm sharing is from a few years ago, and it's a wonderful reminder of the people and volunteers who help make these community events so special.

As a lifelong Columbia County resident, I love sharing a little of what makes the places we call home unique.

🥁 Drum roll, please... for a different kind of spotlight. 🥁🎬 Behind the scenes: My ultimate real estate horror story. 🏚️😂Because being a Realtor® isn't always luxury walk-throughs and closing day smiles. Sometimes, it’s pure, unadulterated chaos.Picture this: I am out in the middle of nowhere with a brand new client. We finally arrive at the property, I walk up to the lockbox, pop it open, and... completely empty. No key. 🔑❌I pull out my phone to call the listing agent. Zero bars. No cell service. 📱💀So, what does a dedicated agent do to save the showing for a new client?I had to look them in the eye, scout the perimeter, find an unlocked window, and hike my legs up to crawl through it like a burglar while they watched from the yard. 🧗‍♀️🪟First impressions are everything, right?!The good news? We actually got in, they got to see the house, and as soon as I drove back into civilization and got a single bar of service, I gave that listing agent a very interesting phone call. 📞🤪Real estate is never boring, and I will truly do whatever it takes to get my clients into their dream home!

🍂 Supporting local causes is something I love about being part of our community! ❤️

I had fun putting together my Cozy Columbia County Harvest Basket, filled with local favorites and a few fall-inspired comforts. This basket is being raffled off today at the Every Kick Counts Kickball Tournament for Cerebral Palsy Awareness at State Farm Park in Valatie.

A little taste of fall, a little comfort for home, and a small way to give back to a wonderful local cause. ❤️🍁
