What does "as is" really mean? Many times sellers want to list their home "as is" - but what does that really mean?

Short answer - it means nothing legally, creates confusion and in marketing terms, positions the home as a "fixer upper" with problems when usually all the seller really wants to do is draw a line in the sand, saying they don't want to offer concessions.

It's best to leave that to negotiation conversations. Navigating home inspections and possible requests can be stressful - but a good agent will handle that for you, protect your bottom line, while not creating any potential risks for conflict and confusion.

Housing crunch based on low inventory....what's the solution?

The New York Times reported:

"The housing crunch has been well documented in high-cost big cities, where rents and mortgages break the bank. Now it has moved into the rest of the country.

The culprit is too little housing, and it began two decades ago. In the three years leading up to the Great Recession, homebuilders started about two million homes a year. That number plunged during the crisis and never fully rebounded. Since 2010, builders have started about 1.1 million new homes a year on average — far below the 1.6 million needed to keep up with population growth. America is millions of homes behind, and it gets worse each year."

When times are changing, its necessary to have an open mind and flexible business model. The lead sources, training and worldwide networking at exp are amazing! Plus the brokerage has always been in support of the agent's business - not the other way around, including complete flexibility on fees and commission.
