🐎✨ Huge congratulations to my first-time homebuyers who are officially under contract on their dream horse property!

This one was extra special — not just finding their first home, but the perfect place for them and their two horses to call home. 🏡🐴

This search went far beyond the MLS. We tapped into horse community groups, connected with local vets, and explored off-market opportunities to find the right fit. And sure enough… we uncovered a property we might have otherwise overlooked — in an area we initially thought wouldn’t work for their commute (spoiler: it did!).

It’s such a great reminder that the right home isn’t always where you expect it — sometimes it takes a little creativity, persistence, and the right connections to find it.

If you pay for electricity in Pennsylvania, you may notice higher electric bills soon. Energy supply rates across the state are expected to increase by as much as 27% by June 1, which could impact many household budgets.

The good news is that Pennsylvania residents have the ability to shop for their electricity supplier. Your local utility still delivers the electricity and manages billing, but you can choose who supplies the energy and potentially lock in a lower or fixed rate.

Lancaster County Housing Update 🏡

Even with fewer homes hitting the market this February, Lancaster County continues to see strong buyer interest and rising home prices. Key takeaways:

New listings: 307 homes (down 16% from last February)

Pending sales: 312 homes, showing steady buyer demand

Closed sales: 278 homes, 6.5% higher than last year

Median sold price: $349,950 – up 7.7% from January

Homes are selling quickly (average of 31 days) and often at or above asking price. 🏠💨

Inventory is tight, but we expect more homes to hit the market soon – giving buyers more options while keeping the market competitive.

Good news: a $15,000 homebuyer grant is expected to reopen in the next 2–6 weeks with a great lender. These funds are limited and typically go very quickly.

This may be a great fit if you (or someone you know) are:
