In August, Kingman had:

• A median asking price of $300,975
• A median sold price of $268,838
• 1,166 homes listed for sale
• A median market time of 64 days
• Homes selling for approximately 98.3% of asking price

Here’s the important part: these citywide numbers describe the market, but they do not determine the value of one specific home.

Your neighborhood, condition, upgrades, lot, competition and recent comparable sales still matter much more than a headline number.

For sellers, this market rewards accurate pricing and good preparation. For buyers, it offers room to compare homes and negotiate—but the best properties can still move quickly.

Good Monday morning, Kingman! Grab your coffee—here are five things worth knowing this week:

☕ Kingman remains a balanced real estate market, but buyers have choices and are negotiating.

🏠 Homes spent a median of 64 days on the market in August.

💵 The average 30-year fixed mortgage rate reached 6.76%, keeping monthly payments at the center of many buying decisions.

🚧 Road and infrastructure projects are moving forward on both sides of Kingman, including the Flying Fortress interchange and the West Kingman traffic interchange.

🎡 It’s a busy community week with the Mohave County Fair, the Clean City Commission meeting and the Andy Devine Days Parade.

1️⃣ Get angry. Cuss out the officer!
2️⃣ Maintain that it's ridiculous because you weren’t really going that fast. The speed limit through there is stupidly slow for no reason.
3️⃣ Take responsibility for not paying attention.
4️⃣ Wish the officer a good day, tell them to stay safe—and remind them to stay hydrated.
