A lot of people don’t realize that real estate agents typically work completely unpaid until a deal successfully closes.

Showing homes, driving to appointments, researching properties, scheduling inspections, answering late-night questions, writing offers, marketing listings, and spending hours on the phone... none of that is paid hourly by our brokerage. There’s no paycheck for “just showing a house.”

Our time, gas, marketing, and effort are all invested upfront with the hope that a transaction actually makes it to the closing table. Sometimes it does. Sometimes it doesn’t. That’s part of the business.

So if you’ve ever wondered why Realtors protect their time and schedule carefully, this is why. We are essentially working on commission faith and caffeine ☕️😂

That said, we truly love helping people through one of the biggest decisions of their lives, and seeing clients get the keys to their new home makes all the behind the scenes work worth it.

Here is some great food for thought for sellers. Something I come across on the daily.

5 Things Sellers Think Add Value… But Don’t 💸

1. Over the top custom upgrades
That neon epoxy garage floor or built in fancy wall? Cool… but buyers see “future demo project.”

2. Your personal style (bold paint, murals, themes)
You love it. Buyers are already mentally repainting it before they’ve left the driveway.

3. Partial renovations
Half updated kitchens and “almost finished” projects don’t scream opportunity… they vision expense.

4. High end appliances in an outdated home
A luxury fridge in an old kitchen doesn’t raise value. It just looks like it’s trying to carry the team alone.

5. Sentimental value
“That’s where we raised our kids” doesn’t translate to price. Buyers are focused on comps, condition, and cost.

That 50k back yard upgrade in landscaping is not going to repay you in numbers, it will only repay you in favorability and people wanting your home at available comp value. No one, and I mean NO ONE will pay negative equity.

The truth?
Value isn’t personal… it’s market driven.

If you want top dollar, you don’t need to over improve. You need to position your home right.
