Are you thinking of purchasing a property with a well? Here are some things you should know! ​​​​​​​​​​​​​​​​​​In June of 1980, the Arizona Department of Water Resources sent out a form to all known well owners of wells 1980 and before registering their well with ADWR and receiving a well number. Anything after 1980 should receive a well number after submitting a Notice of Intent to Drill or Application for Permit to Drill.

If for whatever reason, the well was never registered there is a process that the new owner would need to complete known as the Late Well Registration form.

Ever wonder what an escrow officer does?! It’s a lot more than signings & sending clear-to-close emails! Some steps they will do include:
🏡 Arrange for title insurance protection for the Buyer and lender
🏡 Order payoff information on existing liens, calculate and prorate taxes, liens, interest, rents, and insurance policies
🏡 Pay costs and liens as agreed upon by the parties to the transaction
🏡 Arrange for recording of the conveyancing documents and any other legal instruments necessary to transfer title to the property per the purchase agreement
🏡 Prepare a closing statement for the parties to the transaction
🏡 Close the transaction after all instructions from Buyer and Seller have been satisfied
And of course, act as a cheerleader hyping you up throughout the transaction! 😝
