Iโve been a little under the weather the past couple of days, so no video today. But I still wanted to share a quick real estate tip!
Have you ever noticed how many days a home has been on the market? Buyers pay attention to that number, and hereโs why.
If a home has only been listed for a few days, there may be more competition and the seller may be less willing to negotiate.
If a home has been sitting on the market for a while, buyers often start asking questions. Is it overpriced? Does it need repairs? Or is it simply waiting for the right buyer?
The number of days on market doesnโt automatically mean thereโs something wrong with a home, but it can help buyers understand the sellerโs position and potentially negotiate a better deal.
Thatโs why itโs important to look at the whole pictureโnot just the price.
