Quick question for everyone house hunting right now 👀

Would you rather:

🏡 Have your own private pool at home
OR
🏘️ Live in a neighborhood with a community pool and amenities?

Private pool = convenience, privacy, and your own backyard setup.
Neighborhood pool = less maintenance, lower upkeep costs, and usually extra amenities like gyms, playgrounds, or walking trails.

One thing I don’t think enough people talk about with buying a house…

The first year can be expensive.

Moving costs, furniture, repairs, appliances, projects you didn’t expect, etc.

One thing I’ve been seeing more lately are programs that temporarily lower the payment during that first year to give buyers a little breathing room while they settle in.

Honestly, I think that kind of flexibility can make a much bigger difference for some families than people realize.

Would having a lower payment for the first year make you feel more comfortable buying, or would you still rather wait for rates to drop?

This is a pretty interesting update for anyone using a VA loan.

Starting May 1, 2026, certain outbuildings like barns, sheds, and detached garages will no longer have to meet VA minimum property requirements to pass appraisal.

In simple terms — these can now be valued “as-is” instead of holding up the deal.

I’m curious how many people have run into issues with VA appraisals in the past because of things like this.

If interest rates dropped to 5% tomorrow, would you:

Wise words

The psychology of overpricing is fascinating.

Sellers think they're being strategic, leaving "negotiation room."

But here's what actually happens:

Day 1-30: Buyers assume you're delusional. They don't even look.

Day 31-60: The few who visit think something's wrong. Why else would it still be available?

Day 61-90: You're now "that house". The one every agent uses as a comparison. "It's priced way better than that place on Oak Street that's been sitting forever."

Day 91+: You're radioactive. Even when you drop the price, buyers wonder what disaster you're hiding.

The longer you sit, the weaker your position becomes.

Meanwhile, the house that priced correctly?

Multiple offers in week one.
Sold above asking by week two.

The seller who "left room" is still explaining to friends why their house is "taking longer in this market."

The market has a memory.

Every day on the market is documented. Every price reduction is public.

Your stubbornness becomes data that buyers use against you.

The irony? You'll eventually sell for less than if you'd priced it right initially.

Those carrying costs and the stress add up to more than you ever would have "negotiated down."

Price it right and let competition drive it up.

Price it wrong and watch isolation drive it down.

The market doesn't negotiate with ego.

🚨 Big Life Update — I’m Back & Ready to Serve!

After deploying with the military and relocating to a completely new town, life has been a whirlwind. My amazing wife held it down while I was away and bravely moved our family to a brand-new city.

Since returning home, I’ve taken some time to reintegrate, get grounded, and focus on my new career as a firefighter on the local base. It’s been a rewarding and humbling experience to serve my community in a new way.

But now, it’s time to return to the other thing I love—helping people navigate real estate and mortgage decisions.

I’m a licensed Mortgage Loan Originator in Georgia and Florida. I specialize in helping veterans, first responders, and families make confident, educated decisions—whether buying their first home, refinancing, or relocating.
