We have many renters calling about rentals. The average rent in Camden County is around $1800 a month. The qualifications are 600+ credit score. Gross income is 3x the monthly rent. These qualifications are basically the same as qualifying for a home purchase. I hear people want to wait for the interest rates to go down....down to what? 2.5%? 3.5%? We aren't going to see rates that low probably ever again. After running the numbers on one of our listings, 3 bed, 2 bath listed at $250k, at the current interest rate, a mortgage payment for a VA loan would be approx. $1778 a month (0% down), FHA would be approx. $1828 a month (3.5% down).
