Sellers will need to consider these changes in the current market. Prices are moderating and sellers will
want to consider creative terms and concessions to attract buyers. Ultimately, pricing your property will require evaluating current market stats, and forgo the expectations of selling at the highest price !

A new report from NAR and Realtor.com found that households earning $100k or less can afford far fewer homes today compared to before the pandemic.

Staging the living room was most important for buyers (37%), followed by the primary bedroom (34%) and kitchen (23%). Among sellers, the most commonly staged rooms were the living room (91%), primary bedroom (83%), dining room (69%) and kitchen (68%).

Housing Market Forcast for remaining 2025.
With mortgage rates predicted to go down slightly affordability will improve for home buyers. Inventory is expected to rise resulting in prices moderating. We are returning ti a more “normal” market that we have not see since before Covid.
See graph below that shows different predictions by company. These are encouraging signs for sellers and buyers. Reach out with any questions you may have!

KCM is a great resource, and this article explains WHY overpricing you
property will result in challenges, and possibly no sale! Its important to
hire a REALTOR that stays up to date on current market stats and knows how to best position your property for a successful sale! Market analysis is a skill I use to best inform my sellers with up to date statistics and how they affect marketing, pricing of your property! Make sure your REALTOR can explain market conditions utilizing multiple sources.

Unfortunately, a lot of sellers today are setting their asking price too high. That’s leading to an uptick in price cuts.
