Buying a lake home typically costs more than other properties. This should not be surprising. However, there are often several hidden costs that come with lake property that first-time buyers may not be aware of.

Here are a few hidden costs of buying a lake home:

1. Lake homes often come with higher rates of homeowner's insurance. Local laws often require higher levels of insurance coverage, such as flood insurance. Additionally, guest houses and seawalls all need their own insurance.

2. Dock construction averages around $15,000, but it can easily amount to more depending on your specifications. Docks often need their insurance as well.

3. Many lake homes are part of an HOA which requires small, often mandatory annual fees to maintain the lake, establish regulations, and preserve the area's beauty.

If you've put in the hard work of having a beautiful lawn, you don't want the heat of the summer to take that away.

Here are some tips on keeping your lawn green and healthy this summer🌱:

1. Mowing. Raise the blades a bit higher when mowing. Taller grass absorbs more light and helps the soil retain moisture.

2. Grass clippings. Allow grass clippings to fall back on the grass and soil. This provides more nutrients in the long run.

3. Watering. Your yard should have at least one inch of water weekly. Water early in the morning so the soil can absorb the moisture before the sun comes up.

When you're buying a lake home, it can be easy to get swept away with the idea of living the lake life. But if you're going to be sharing the shoreline with other homes, it's important to consider who you'll be living next to.

Here are some important questions to ask your potential neighbors:

1. How long have you lived here? This is a good question to gauge how long people typically stay at the lake and whether residents are year-round or seasonal.

2. How often is crime reported in the area? If your lake home won't be your primary residence, knowing how often first responders are called, as well as if there are regularly scheduled patrols, will be useful.

3. Is there anything else I should know? Current neighbors can tell you whether the home was lived in long-term, how many owners it has had, any issues with the home, and more.
