New home sales rebound as builders chase buyers' budgets
August brought a notable uptick in new home sales across the US, thanks in part to builders offering price reductions and creative incentives. While sales reached their fastest pace in eight months, they're still 2% below last year's figures. The median sales price landed at $393,700, and inventory remains high—reflecting a market where rising financing costs are on everyone's mind, including builders whose confidence has been tested. As someone who believes in guiding clients with care and clear information, I always keep a close eye on these shifts to help you navigate your next move with confidence.

U.S. Active Listings Rise 5.6%
Seeing active listings across the U.S. rise 5.6% by late Q3 2026 marks the third consecutive month of quicker year-over-year growth. For buyers, this means a little more leverage in negotiations—a welcome shift after a period where inventory growth had slowed to just about 2% in late Q2, far below the 17% pace we saw a year earlier. Even so, national inventory in late Q3 was still just under pre-pandemic levels, with 1.16 million active listings—around 5% lower than what we saw in 2019. With mortgage rates and long-term yields at two-year highs, many buyers are taking a more cautious approach, especially as the slower season sets in, and that’s opening up some breathing room for negotiation. If you want to understand what this means for your own neighborhood, I always recommend comparing current active listings per 1,000 households to the 2018-2019 average. It’s a practical way to see if supply is truly above or below those pre-pandemic norms. Having spent over two decades helping Tri-Cities residents navigate real estate with an educational, community-focused approach, I know how important it is to interpret these numbers for your unique situation.

New-Build Buyer Survey: What Americans Want in a New Construction Home
When I guide clients through the process of buying or selling a home, I find it so interesting to see what draws people to new construction. According to a recent survey, 80% of Americans are attracted to new builds for the promise of fewer repairs, the ability to customize, modern layouts, and energy efficiency. The most sought-after features? Spacious kitchens, inviting outdoor areas, plenty of natural light, and eco-friendly details. As someone who believes in making informed choices, I love helping clients weigh these options and find the right fit for their needs here in the Tri-Cities community.

What does a home warranty cover and what's excluded?
Home warranties can be a smart layer of protection for homeowners, but understanding what they actually cover is key. Most plans include major systems (like HVAC or plumbing), appliances, or both—and you can often customize with add-ons. However, it’s important to know that things like structural elements and preexisting conditions usually aren’t included. Each warranty’s coverage limits and fine print can differ, so reviewing the details is essential before making a decision. As someone who values educating my clients throughout their real estate journey, I always encourage a thoughtful look at all the options to ensure you’re making the best choice for your home.

First-time homebuyers could get $50,000 under new bill
There’s a new bill on the table that could mean up to $50,000 in federal matching funds for first-time homebuyers—something that would have a real impact for those saving for a down payment. The program is structured as a 5-to-1 match and includes requirements like homebuyer counseling and a focus on homes priced at or below the local median. While some believe this could open doors for more buyers, others worry it might drive prices higher without increasing the number of available homes. Having spent over 20 years helping Tri-Cities families navigate their real estate journeys, I know how important it is to stay informed about changes that affect your options. My goal is to make sure you have the facts and guidance you need to move forward with confidence, especially when programs like this come into play.

Housing Data Gives Buyers More Leverage
As someone devoted to helping Tri-Cities buyers and sellers make informed decisions, I’m always watching the shifts in our housing data. Recently, about 21% of active listings nationwide saw price cuts, with inventory reaching over 1.16 million homes—now just 9% below typical pre-pandemic levels. Buyer activity has remained cautious, as homes going under contract dropped around 4% year-over-year for the second consecutive month. This reflects how higher mortgage costs are still impacting affordability. The national median list price held at about $419,000, down roughly 1% both month-over-month and year-over-year, with price per square foot also dipping 2% from last year. Sellers are still present: about 6% of listings were delisted, which is steady compared to last year, while more owners are reducing prices and becoming open to negotiation. The key question ahead is whether these additional price cuts will spark more contracts, or if we’ll see this adjustment period continue with rising supply and softer demand. My goal is always to guide you through these changes with clarity and care, so you feel confident in every step of your journey.
