That’s something buyers may never think to ask! A mailing address doesn’t necessarily tell you whether a property sits inside city limits or in the county—and that distinction can matter.

💰 Property taxes may differ
🚒 Available services can differ
🏗️ Zoning, setbacks and permitted uses may differ
🏠 Manufactured-home rules can differ
💧 Water, sewer or septic availability may differ

So when you’re looking at a home or land, don’t rely on the city printed on the mailing address. Verify the actual jurisdiction and the rules that apply to that specific property.

Gen X Realtors Do Lunch 🍕 🍖

We tried Project Barbecue in Johnson City today, and you know we had to sample a little bit of everything! 😋

We shared the Project Sampler—brisket, pork, chicken, and sausage—with cornbread casserole, smoked mac and cheese, and potato salad on the side.

And the Pizziola? Pepperoni, basil, caramelized onions, jalapeños, and mozzarella, with honey for dipping. So good! 🍕🍯

(Check with Project Barbecue for their pizza hours, since it isn’t available all day, every day.)

DON’T LET THE INTEREST RATE MAKE THE ENTIRE DECISION FOR YOU!

Everyone talks about waiting for rates to come down—but what does 1% actually look like monthly?

For example, on a $300,000 mortgage for 30 years:

6% → about $1,799/month
7% → about $1,996/month
Difference → about $197/month

Principal & interest only; taxes, insurance, HOA and other costs not included.

Yes, $197 matters—but so does finding the right home, at the right price, at the right time for YOU.

And remember: if rates come down enough later, you may have the opportunity to refinance into a lower rate. If rates rise, you already have your fixed rate locked in. Refinancing isn’t automatic or free, so always talk with your lender about the numbers. Freddie Mac estimates refinance costs can commonly run about 3%–6% of the loan principal.

💛 Don’t just ask, “What’s the rate?” Ask, “Can I comfortably afford the payment?”
