Twenty-one years in this market and the calls I get most often aren't about finding the right house. They're from buyers who already found it and are now figuring out things they wish someone had told them sooner.

Flood zones that don't look like flood zones. Septic systems that need their own inspection. Property tax reassessments that change your monthly number after closing. Continued showings even after your offer is accepted. An attorney you needed before you signed, not after.

None of this is meant to scare you. It's just the stuff that doesn't make it into the listing.

The Hudson Valley market doesn't slow down for anyone.

Most buyers come in thinking they need to find the right house first. The truth is, the work happens before that. You need to know what you can spend, have your lender lined up, and make sure everyone who needs to say yes has seen the place. The buyers who skip those steps are the ones watching someone else close on the house they wanted.

Land in the Hudson Valley and Catskills can look like a deal until you start pricing it out. 🏡

A few things buyers don't always know going in: There's no standard cost per acre up here. What the land looks like, where it sits, and what it takes to make it usable all drive the number. A property with views and road frontage is not the same as a wooded lot you still have to carve out.

Driveway length, excavation, and septic installation are three costs that add up faster than most people expect, and none of them show up in the listing price. 💰

Wetlands on a property can be genuinely beautiful, but they're largely unbuildable and will limit what you can do with the land.

And certain areas in this region fall under DEP jurisdiction, which means required drainage systems for water runoff. That affects both cost and what's possible on the site.

This is why knowing the land matters as much as knowing the market. ✅
