Twenty-one years in this market and the calls I get most often aren't about finding the right house. They're from buyers who already found it and are now figuring out things they wish someone had told them sooner.
Flood zones that don't look like flood zones. Septic systems that need their own inspection. Property tax reassessments that change your monthly number after closing. Continued showings even after your offer is accepted. An attorney you needed before you signed, not after.
None of this is meant to scare you. It's just the stuff that doesn't make it into the listing.
